Room set up for 3rd baby

Hi, not sure if this is best on pregnancy or larger family section.

we are nearly 12 weeks pregnant with our 3rd. It was a very unexpected pregnancy (on the pill) but none the less, very very much wanted.

i know it’s still early days, but we’re thinking of our options for nursery/room set up once (hopefully) baby is here early next year.

we have 2 DC, both boys, and this baby is a girl. Boys are 6 and 2, but 6 year old is an early riser and 2 year old loves his sleep!!

we are lucky to live in a 4 bed house, all decent size rooms, but as me and DH both wfh, one is currently being used as a study.

I think our options are:

  1. give baby the 4th bedroom and we build a garden room, which will cost around £15k. An expense we ideally want to avoid, but cheaper than moving etc.
  2. the boys share, but given age gap and the sleep differences, I don’t think this is my preference
  3. 2 year old and baby girl share for a while (she will obviously be in with us for first 5/6 months) until they are old enough to need own rooms. Again, this may depend on how baby girl sleeps!

any other suggestions/comments I may not have considered? I know there are lots of solutions, but I just want to work through them!

How do you know the sex at 12 weeks? If you don't mind me asking.

I would have the boys share a room. It'll be an adjustment, but after a while they won't remember any different.

@Outliers we did NIPT to make sure no health concerns, and we opted to found out the gender. ☺️

If you have no plans to move otherwise, go for the garden room. It will make wfh more doable long term as well.

I have 5. The youngest 2 have shared since baby 5 was 7m. They are now 5(m) and 3(f) we do plan to move rooms around in a couple of years but they were the most logical pair to share as other girls are much older.

As I did every bedtime singlehanded it was helpful to have them in together.

I think the garden room is best long term but if you can't afford it right now with all the other costs of having a baby I would have the baby in with you as long as possible until they're sleeping well and then have the youngest 2 share for a couple of years.
2&6 is quite an age gap for sharing a room

If you’ll be there long term then the garden room sounds good. And sounds like you could even potentially get it done before the baby arrives. But if not I found it easier to have a ‘baby room’ at first and have my older two share. But once the baby’s sleep settled down then the younger two sharing sounds best. We managed to chop an oddly shaped bedroom in half so they each have their own room now. But when we’re on holiday it works best for the younger two to share. You’ll probably find it evolves. My eldest is on her third different room in the house by how, her fourth if you count sleeping in with me initially. So we moved them round and tried different combos.
