To sell btl or not

I have a btl property which I own on my own and also own a house with my partner.

Our house is not our forever home, although we have done lots of work to it, but the road we live on is not ideal so I would like to move one day.
It wont be possible to move unless I sell the btl property. I am so undecided as to whether I should sell or not for many reasons. The btl is an investment and a future pension pot and also it’s my property with a good amount of equity in which I will then be investing in to another property with my partner who I am not married to yet. I Although we have a great relationship and have children it feels a little unwise to give up my investment?
But the flip side is I don’t enjoy being a landlord, although atm everything is going ok I know that that might not always be the case. The government are making being a landlord so much harder so should I get out now? I could use that money to buy a better house where we could renovate again making more equity and be happier in another location/house.
What are your thoughts and what would you do in my situation?

I guess if you have good tenants in place why not wait until you are ready to commit to your partner?

If you are confident enough to have children with your partner I don’t see why you wouldn’t buy a house together. If you are genuinely worried then you can protect your equity from the effects of a separation as you are not married.

i agree with your comment about being a landlord getting harder. If you have good long term tenants then it might be worth keeping but if not I would sell up and invest either in a joint property or something else.

Google “ Renters right bill 2025 and why landlords should fear it”. It literally gives tenants right to live for free in your property and you will not be getting it back anytime soon. I’d sell it and invest the money into something with less risk and something I can control.
