How would I find out the value of a house at the time I inherited it, 12 years ago?

If there are other similar houses (eg you live in a terrace or on an estate rather than having a detached "unique" property) then you can look on zoopla for sale history.
Alternatively I believe you can apply to HMRC for a valuation.

It would have been valued for tax purposes at the time you inherited it, unless the estate was extremely small. The probate value agreed at that time is binding on you for future CGT purposes. There are some extreme situations were that is not the case, but mostly so.

You look at the probate value which is done at the time and sent to HMRC.
