Holiday let's

I am likely to have some money to invest within the next 12 months or so. I don't know the exact figure, but am considering buying a property to let as a holiday let through an agent. Does anyone have any experience of this?

Agent fees are really high - if you have the time then I’d look into managing it yourself using Airbnb. You’ll save a lot of money. Find yourself a reliable cleaner and you’re sorted.

Location is key.
Property style is important.
If you want to use it regularly let it yourself - but you need diligent cleaners.
If you only want to use it 2 weeks a year use a good local agent.
Income yield is about 1%.
Capital growth is potentially very high particularly if over time more people holiday in the UK.

Where? What is the market?. We were getting 6% plus return, but were able to let to students during winter, holiday families in summer and use it a couple of weeks ourselves.

Agencies charge a lot but a good one is worth it.
