To get better house or not

Thoughts please
We have a nice 3 bed townhouse which I love and which we have done to a high spec, neighbours are lovely and a nice area. The only thing I don't like is we have a steep garden and no dining room. When we look to move to similar houses we'd have to spend like 80k more to get a better house with dining room and the space we have now. The only time it bothers me is when entertaining as I always think I'd like something with more space in a dining area. What would you do is it worth the extra or should I be happy with what I have? Thanks

I know it's easy to get lost in numbers because house prices are so huge, but £80k seems like an enormous amount purely to get a dining room and a nicer garden to me, especially as you say the lack of dining room doesn't bother you on a daily basis! If you have enough slack in the budget to afford a bigger house, instead could you not assign a little more money on other things which make entertaining in a smaller space easier - e.g. a good extending/folding dining table, or even doing more entertaining outside the house? Assuming you'd have to borrow the extra £80k at at least a 2% interest rate, you'll be saving £1600 per year which buys quite a lot of meals outside the house!

Of course as Babyshark says it is all relative, for a billionaire £80k is peanuts and of course if your heart's desire has always been for a dining room, it will give you joy every day and you can afford it then why wouldn't you, but for most people I would have thought the cost/benefit equation lands on not worth it (my dining room is just a magnet for junk and dust most of the year and gets properly used maybe twice a year!)...

When you say "Entertaining outside the house" do you mean like in the garden? Or paying to eat out? Just interested in your ideas. Thanks again x and also that's what everyone says no one uses their dining table! x

I meant treating visiting family/friends to meals in restaurants or a local pub as opposed to cooking at home (if space is an issue to sit down and eat is a problem!) but come to think, a nice set of patio furniture is also a good alternative if you have the space for one!
