Buying a B&B

I'm 32yo half Scottish half Spanish and I guess I'm looking for more sun - the most I could get while staying in the country.

Where would you prefer to run a BnB?
Favorite could be Brighton for its proximity to London and myriad of things to do. But too expensive for my budget and inexperience.

Know very little about its many contenders along the south coast: Paignton/Torquay, Bournemouth, Eastbourne (or anywhere in between)?

I also haven't made out my mind about shoreline / countryside / city. Highest profitability would be an important factor but not the only one.

If you are planning to run any business anywhere, you should know that market and geography like the back of your hand and have identified a genuine business need there. As well as be completely eyes wide open as to the realities of it.

Without wanting to be rude at all, it sounds like you want this for yourself, not that there is a crying need for a B&B in xyz place and that you have the expertise to set up, run and manage one?

Was talking to a friend last week who has a b&b. It is hard hard work.

First you need to find somewhere with the right planning. But a lot of these properties have been sold on to property developers. Then you now have ferocious competition from Air BnB. And all sorts of other things come into play. Is the demand year round, or just summer. Then are you aiming up market, or happy to take workmen in the area on short contracts. Friend also runs a thriving cafe, but parking from local office workers is an issue.

And remember it is 7 days a week.

@ShotsFired, the expertise to set up, run and manage a business will be learnt on the job; just as it happened with mortgage securitization back in the 90s & 2000s.
That's the difference between capital and labour: I won't be applying for General Manager positions at any hotel / guest house in the country. The expertise will be accrued once the investment has taken place.

So you want to be the next Northern Rock? A very odd example to choose unless I'm missing the point.

The point would that we are all Northern Rock, or at least the net liability side of it; while the bunch of people who worked in the industry did very well. None of them inherited any special knowledge about how to do the work.

Northern Rock didn't securitize anything.

I don’t have much experience in the leisure market but I do mentor other types of business.
The ones that fail have usually been set up because it’s what the investor wants to do rather than the fact that there was a need for the business.
Working in leisure can be brutal and if you haven’t done it you don’t really know if it’s for you. Watch The Hotel Inspector if you want to see what happens when people think that running a Hotel/B&B will give them the lifestyle or home/work balance they want.
I would recommend some pre investment learning and research beyond choosing the geographical area you fancy

My b&b friend reckons she has not been to the beach (10 minutes walk) for 2 years. Her b&b is lovely, gets great reviews, but the relentlessness is brutal.
