Utility Room vs Second Toilet

Help! Which would you prefer? We have space in our kitchen for a small toilet (just a toilet and sink, no shower etc) OR a utlity closet where we were thinking of putting a washing machine and tumble dryer (thereby freeing up space in the kitchen for actual kitchen things). We might be selling our house in 3 years time though, and wonder if one makes a house more "saleable" than the other. I am voting for the utlity room, but my dh thinks toilet is better.

2nd loo will 100% be the best option.

If you did go for the 2 door option you can make a handy little closet for coats, dog leads and dog walking shoes etc and then have the toilet leading off that.

No - We had an airing cupborad and a big storage cupboard which went round the airing cupboard in an L shape. I put my tumble dryer there.

Now I have moved the tumble dryer to under the stairs and we got a combi boiler so we didn't need the water heater

I've put a picture of my bathroom on my profile for the evening

Is your existing toilet in the bathroom, or separate? If it's in the bathroom then I would say loo would be better value than utility room (based on several years living in a flat with a teenage stepdd, where the only loo was in the bathroom....).

Can you squeeze in the loo but also with room to store some of your things? Perhaps by using a v small cloakroon suite ie tiny basin and narrow loo? Or as another post suggests creating a closet section for coats/stroage etc as well as the loo itself? This would also make the loo bit more private IYSWIM (which coudl be an issue if its off the kitchen/diner, not so nice having to pee within earshot of dinner guests...

FWIW we don't have a utility room or a downstairs loo, but given the choice I would go for the loo. (Our washer & dryer are in our enormous bathroom and we do have a second loo, in an upstairs shower room. As your kids get older extra plumbing facilities become more and more important )

Definitely loo, especially if you're selling it as a family house.
