The cost of redecorating definitely bumps up the price ime. It was £180 to fix the valve and replaster the ceiling, but it would have been a further £250 if they were going to paint the entire ceiling (thankfully our walls weren't affected). I decided that I could manage the painting myself (though it did take a while to get round to it).

hmm

think have found source of prob-its the overflow pipe in the small bathroom (swank) toilet. Its leaking and floorboards are an odd buckled shape.

house is around 100 years old

Sounds like an insurance job - New ceiling, new flooring and re-decoration to be done to houses age and style

Plumber to sort of the leak that cuased it in the first place.

If it is ONLY the plaster boarda n dthe joists are not rotten ( just wet) then leav eit open until it dries (obviosuly after plumber has done job) and then a plasterer will come in and wallop plasterboard back up and plaster over to 'make good'.

(I have s imilar sized hole in my kitchen ceiling...similar cause too...has been there since before christmas as DH is "going to call" the insurance company...)

Insurance company won’t they just give you money and you have to find your own people

I would hope it's been fixed after 12 years!
