What does an annual gas safety service entail?

I have received an email from my landlord saying someone is coming to do a gas safety service on the house tomorrow.
What will this entail? Do they need access to every room?

It's really short notice and due to me being really ill and having tiny baby twins, the house is not in any order I'd be happy for anyone to see Grin

They just need access to any room with a gas appliance in, ie boiler, gas hob or gas fire. They may need access to the garden to check the flue is OK. It doesn't take to long.

it is the legal requirement placed on your landlord. He should give 24 hours notice at least, it would make more sense to give more of course.

the gas safe person needs to check all gas appliances in the house to ensure they are safe for you. So they need to get at them all. Just shove stuff out of the way. BTW it is a safety check, not a service, although hopefully the landlord will also have arranged to have things like the boiler serviced.

it is not a property inspection.

please read the how to rent guide on gov.uk, as it sounds like you are not aware of your rights. You should be left with a copy of the certificate.

Mainly boiler readings. Don't worry about house at all.
( engineer won't bat an eyelid... at any mess. ) Better get gas checked than risk it. Doesn't take long.

Also if you haven't already got one, get a cabon monoxide detector.

Get the ones like a smoke alarm that actually emit an alarm should it detect anything rather than the discs that change colour. You are way too busy with twins to remember to check a disc Grin

I sharpied the date on mine so I knew when I bought it and then I know when to replace it.

I promise I'm not completely useless. We have had radiators, will they be checked today? And the water tank?

They're coming bang in the middle of naptime and and disturbance usually results in a double scream down for an hour Blush

He'll probably ask if there are any issues with radiators and may want to inspect the water tank for leaks and wear. Generally it is for the boiler function , efficiency and emissions , plus any other gas appliances like fire or cooker.

Second it's likely just to be gas appliances. Not had anyone look at much else when done this before.
