House viewing!!!

I've never sold a house before, we put our on the market Monday, and have two viewings later Shock!!!

Top tips please. I have a toddler to keep quiet and am not baking bread Grin

Clean surfaces in kitchen and bathroom, make sure house is well aired and smells nice, hide bulky things in car- pram, highchair etc. If you're showing them round leave them to it don't crowd them and tell them good points of house - if its in a good catchment area, local shops, parks etc.

And good luck! We sold ours a year ago when dd was still little its a pain when you've got young children to get reading for viewings but hopefully will be worth it

Thanks Wishful! Windows are open and currently mopping the floors!
Surfaces relatively clear after the big tidy/hide for the agents photos Grin.

The big two are at school so at least that's two lots of mess less.

I'm so nervous!! Good tip about leaving them to it, that's what I'm worried about.

Pull curtains right back to make rooms appear brighter. Turn the lights on on dull days.

This is an odd one, but shine your taps. If a viewer thinks that you have paid this much attention to detail they will think the rest of the house will have been as well looked after.

It is hard work keeping the house unrealistically tidy, but it does pay off

The declutter, declutter, declutter mantra is there for a reason. But don't make it too clinical it is a home not a show house.

Ours is about to go on the market, I'm really not looking forward to it! House is generally a shit tip with the dcs, I'm a final year student MW and therefore work every hour I possibly can and dh works full time too. It is not going to be pretty. I'm planning on having a box in each room to sweep crap into that can be shoved in a cupboard.

Taps shined!

Have washed up so will need to clear draining board, then I think I'm done or we're verging into show home clean, and DH is looking more and more concerned Grin.

What do we actually do when they come? I'm presuming we just sort of stay downstairs and the agent will take them around??

I'm a bit late and you may have already had an offer from the viewings yesterday but if your agent is showing them around I would go out and not be in the house when people view it. A prospective buyer will feel far more relaxed looking around if the current owners are not there.

Try and go outside whilst they view. Clear the kitchen sink of any plates,etc. Clear the bathroom of clutter shift shampoo bottles, toilet cleaner bottle, etc.

Two yesterday and one earlier. The estate agent didn't accompany them so we took our lead from them, showed two around and left the other one to it.

Very stressful keeping on high tidy alert!!

No offers yet, two more viewings tomorrow
