I'm Thinkin office in a cupboard ....you know clever furniture , minimalist approach to paperwork ...if that's possible

A lock on it

Then some open shelving and lots if it with boxes baskets for toys .

It's a small room ....about the size of a single bedroom ......

So there would be an office chair ...and the rest of the floor empty

I've got that set up. I have a big chest for the toys,, nice big desk with printer and phone, then really big open shelves on the wall up to the ceiling with files. It is a bit annoying running over lego with the office chair, if I am honest and it isn't played in very often. It's more of a toy storage area. The important thing is to have the chair facing where you can't see the mess of the toys. The 3 year old is also always stealing my cables for his Home Alone inspired "traps".

I guess it would depend on what you want to use the office for, and how you expect the 'playroom' to be used.
IMO, small children want to be wherever you are in the house, so wouldn't really use a 'playroom' unless you were playing in there, and then, as they get bigger, they play in their rooms if can't get into the garden.
It doesn't sound as if there is room for it to be used as a playroom while you are using it as an office, if size of a small bedroom ?
By 'office' is this a 'work from home' office, or a 'check the bank statements once a month' office ?

It's a check the bank statements , do a bit of accounts ...I'm self employed ...just tax return really and some work related study ...........but maybe once a week

We have a living room diner ....with a separate kitchen which is not a big kitchen

I'm just so fed up with our living area looking like a kids room

We have this.

We call it "the den" and it has computer, toy cupbards, small craft table, TV, Wii and a sofa bed (so spare room as well).

It means the living room is free of crap.

The room is evolving as the DCs grow up (youngest is nearly 10). There isn't as much toy-playing/crafts going on, so it is becoming more of a study/2nd reception. The toys are being slowly culled and the craft table is going too.

The computer is in an Ikea Pax wardrobe into which we fitted a pull-out desk. So there is room inside for all the paperwork but it all shuts away.

I work from home and have a study, but when I'm particularly busy dd will play in there with her toys or crafts.

She's only 22 months old and she quite likes being near me etc. Most of the time it's ok, but she'll have her occasional moments where she wants to pull key board / pull of folders from shelf etc. We've got a small ikea table and chair for her and she likes doing her crafts on there whilst I'm on a conference call!! Grin

Sounds like a good idea to me. Keep your stuff up high.

We have that. Ikea Trofast storage for toys all along one wall.
