Carpet cleaning - is there anything I need to know?

We're in the process of buying a new house. It's currently empty and the carpets are a ok but a bit dirty, so I've got permission from the owners to get carpet cleaners round before we move in (next week).

I was all cool about it until the agent said would I put in writing that I'm happy to take responsibility for any damage as carpets can stretch etc.

Is this the case? Is there something I should talk to the cleaning company about ie do they have insurance etc? I'm not sure if the carpets are wool or synthetic if that makes a difference.

Any help/advice gratefully received.

Talk to the cleaning company by all means, but is it an option for you to rent a cleaner and do it yourself, so that you can be sure a test patch is done properly?

They sound rather precious, to be honest. I'm sure the house will be sold no matter what. (Could they be testing your commitment to proceeding with the purchase?) We're trying to get permission to drill exploratory holes in the wall of a house we've not bought yet!

Carpets can shrink if they get too soaked.

If you get a carpet cleaner who isn't a cowboy (has been in business a while and has a good machine - truck mounts are the most experience and so least likely to be cowboys) there is unlikely to be a problem.

If you're moving in, you must have exchanged contracts already. So you've agreed to buy the carpets. Any damage will be your hard luck so it's no skin off your nose to sign that you accept responsibility for the carpets.

That's right Piglet, we've exchanged contracts the sale is going through, we're not going to back out. I just wondered if there was a high risk of stretching carpets??

Thanks Katy, I'll ask the cleaning company for their opinion and if they have insurance.

There is nothing to worry about UNLESS the carpet is made from seagrass or sisal. I would reccomend gettig a pro carpet cleaner that has good reviews. Dont waste your money on vax or rug doctor machines, they are inferior machines and wont clean the carpets properly.
