Loft extension advice pls

We have finally secured a loan to get a loft extension and I’m so happy. We need another bedroom and bathroom, the room will be for our 9 year old so he doesn’t need an en-suite. Due to where our other bathroom is, it would be better to use the dormer for this.
has anyone else put the bathroom in the front part or can suggest the best way to configure this (we don’t mind if it makes the room fairly small….TIA

I think a sketch is needed, the stairs are usually the most important thing to decide on first as often they can only go in one location. Ideally above the existing ones.

We did exactly this except it's our master. We could have put the bathroom.door from our bedroom but instead have a small landing at the top of the stairs with one door into the bathroom and one into the bedroom.

The bathroom eats into the room slightly but still leaves plenty of room.

@Ellsbells41 Yes here you are. Drew them myself but all to scale. Included original layout for context. The finished loft design is top right. The roof ridge is central and horizontal to the room. We put in a dormer to the back (top side) to allow the height for the bathroom. The front section of the bedroom we turned into eves cupboards as it slopes down to floor level there.

We originally proposed a pocket sliding door for the bathroom but it would have interfeared with the plumbing for the position of the shower we wanted so went for a conventional door in the end. We also made the bathroom square and it worked fine with the flow in the bed room. We put in a large shower along the whole right hand side of the bathroom, sink and toilet against the back wall.

Most of the adjustments we made once the new frame was in. We could then pace it out decide on size of shower/sink etc and builder could suggest what would work structurally for them too. It isn't big but the balance is right for the two rooms. As you can see it wasnt a big house to begin with. The floor plan is only about 6x8m.

Our neighbours have two children’s bedrooms plus a bathroom in the loft.

one bedroom runs across the front of the house with a sloped ceiling. It is long and narrow but fine for a child.

the other bedroom and separate bathroom are under the dormer. The bedroom is big enough for a double bed so could also be used as a guest room. It works really well.

Thank you sooo much. Our house is also small & I’d started to think the bathroom might be a bad idea but what you have done is perfect. I will be drawing something very similar tonight :)

I like this idea and had considered two, but it’s the bathroom that matters most to us (plus creating one extra bedroom so think we’d better stick to one large room).
