I need a downstairs toilet but not sure it’ll work!!

Hello

I’d love some help please! I am going to borrow £10k when I remortgage in a couple of months and really want a downstairs toilet. I can’t afford an extension and the only other option is under the stairs. It’s a big cupboard so feasibly I could keep some cupboard space for shoes etc. My house is small tho!

I’ll attach a floorplan and the toiler would be in the cupboard under the stairs, off the dining room. I know this isn’t ideal but I can’t afford to move and my kids are getting to the age when they want to use the toilet / bathroom upstairs for longer!

Any advice or views on whether this would be a good option gratefully received 😊 Thank you!

so about 6x3? It could just work but I think you'd want to move the door so the loo can go at the high end

is there room on the second floor (wherever bed1 is?)

I thought same about 3rd floor. Is there a bathroom there? Could you add a toilet/shower up there if not?

alternatively can you separate the bathroom into 2? Shower and toilet rooms?

It will largely depend on whether you can get the plumbing there or not? It's not next to the kitchen or below the bathroom. So I think you should call some plumber to come & quote (&see if it's possible)

I know you said an extension isn't affordable, but not even a small toilet sized one off the kitchen? Personally I'd try to afford a utility/toilet off the kitchen if space allows. It'll add value a it more than a toilet under the stairs.

I think you’ll struggle to get to the soil pipe from there tbh - which means going for a macerated system. Not recommended.

Can you have the kitchen rejigged to fit a loo/lootility there? There could be room where the door to the side return is.

I have lived in this exact layout. We had an en-suite shower and loo at the top right corner of bedroom 2 when looking at your plan. Only downside it was a macerator toilet but did the job!

You could move the kitchen to the current dining room and have it as a kitchen diner. Current kitchen becomes a snug with WC at the far end.

Thanks so much all of you - this is so helpful. The previous owners had planning permission to extend the kitchen and create a toilet. I just can’t afford to get it done. Building a small toilet would mean extending the kitchen out as it’s narrow and I don’t really want to spend too much more on the house (planning to move in a couple of years). The loft bedroom doesn’t have heating and the water pressure will be too poor for a shower room etc. I need a kitchen refit and new boiler so was just trying to see if I could do something about the toilet situation cheaply. I hadn’t thought about the waste pipe (😳) so that is such a brilliant point.

I’ll get a builder in just to see what might be possible. Thanks for all your advice xx

Would having a toilet with attached sink in the cistern help?

If you are doing the kitchen anyway look at moving it to the middle room as a kitchen diner with the sink and water along the existing kitchen wall.

Current kitchen could host the washing machine and WC as the soil pipe is on the right space already.
