Murphy bed with Sofa

Murphy beds get squeaky really fast and look a bit trashy imo. Why not a nice sofa and use a bedroom for the guests?

We have 2 bedrooms (in a London flat) and there is a guest bed currently in the nursery (we plan to use it to get a good night's sleep for one of us during those sleepless nights) but I guess will be my son' s bed soon enough (am expecting). My son's room is a single room but it does fit an adult sized bed, desk, chest of drawers with changing table top, moses basket/travel cot and a wardrobe.

I rarely have guests(1 in 5 years) but am trying to accommodate the v occasional guest and maybe sleepovers in future as am planning to stay in this flat in order to be mortgage free in 10 years time (am 32 and don't see how I can retire if I don't do that lol).

I am very inspired by the never too small YouTube channel where they have families in below 60 sq m. I bought this 2 bed flat nearly 6 years ago perhaps instead of upsizing for the usual things like guest bedroom and study we can try to accommodate all these things through space savings means (have space for 3 desks anyway and dh is getting a vasectomy in 2 weeks so no chance of accidents). Will save total of 300k in mortgage costs and stamp duty and moving costs over 30 years. None of our older relatives downsized in their later yeads either (dh 4th generation Londoner), they just died as property millionaires (and his grandpa just worked till 90 and left an estate worth a million quid).

Fair enough. We have guests over frequently and I can't see a way of living with them taking over the communal rooms

I'm a bit unclear what you want exactly from the bed, but I have s Studybed in my small bedroom which is a brilliant desk most of the time, then when guests come to stay, pulls down instantly to become a small double. Different sizes are available and all the bedding stays in place. They are a British company and excellent quality. Google studybed.co.uk
