Moving our downstairs loo/small utility room

The previous owners of our house (mid terrace from early 1930s) removed the conservatory at the back of the house, bricked up the wall and built a small cloakroom/utility room that houses the gas boiler and fuse box + a radiator & top loader washing machine, as well as a toilet and tiny sink. We have no window in the toilet, and find it quite strange they would brick the whole wall up when removing the conservatory. Previously, the kitchen went as far as the back wall - with a window and, later on, a door into the conservatory.

We want to knock the utility room into the kitchen and open up the window again. We really do need more natural light in the kitchen. We can’t survive without a downstairs loo, and know it’s not legally allowed to remove it altogether anyway. We aren’t sure about placing it under the stairs either. Our builder says it’s possible, but needs to check whether there is enough of a slope for the pipes, otherwise it would have to be a macerator toilet. I already don’t like the cloakroom as it is, without a window, and hate that it’s off the kitchen. It’s almost as bad if we move it under the stairs, as the door will open into the lounge, although we don’t use that end of the lounge because we sit closer to the bay window.

We don’t have a hallway, as the previous owners knocked down a lot of walls.

I’m wondering whether we could build a small bathroom extension on the back of the house on the left side, then move the patio doors over to the right. The house to the left, when looking out the back door, is much higher up, as we are on a slope, so they wouldn’t even see the small extension - and they would have no objections.

Has anyone the same layout, where you could share solutions? Any ideas for an under the stairs cloakroom, or has anyone built a small extension just for a small cloakroom? Apologies for the length of this post. Many thanks in advance 😊

Not the point of your thread but I didn't know you couldn't remove a downstairs loo.

We're actually considering an extension for a downstairs loo (we don't have one) .

However, if you're gaining all that space could you consider using a slither of the kitchen and either have the door open into the dining room or living room. It's in much the same place as under the stairs but less cramped.

I'd be trying to place a loo/utility in the centre of the house swap over the utility with the kitchen - and knock the walls down between the dining and the kitchen.

I'd look at restoring the original hall to the kitchen. A previous owner has built a side return extension which is essentially a corridor and closed in the kitchen, which is just weird. I take it there's no lantern or skylight in the flat roof? Where does the soil pipe from the upstairs bathroom go? Putting a toilet somewhere underneath the shower room would be logical.

What about making a utility room with washing machine and loo in the back portion of kitchen, and put the main run of kitchen on right hand side. Opening up the end wall to the garden
