Don't know what I'm doing! Help?

Two home improvement questions:

  1. Currently have a window in the kitchen. I'd like to put a door into the garden where the window is, however I don't want a double door as then I loose too much wall space for my kitchen units.

Is there such a thing as a door window combo. Like I've drawn here. What is it called?

2)I also would like to take an internal wall out between my hallway and my kitchen. I need to pay a fee to the leaseholder to gain consent for alterations and provide "a rough drawing or plan of the wall you are wanting to remove and details of where you are wanting to add the door in the kitchen to the garden” for their surveyor to look at before they grant approval.

I’m guessing that “rough drawing” means I can do it myself but if it gets approval what is my first step? Architect? Structural engineer? Strait to builder?

I’m on a seriously tight budget. I need to work out an approximate cost to see if this is a realistic project. Cant get any builders to quotethey come look then never get back to me. Maybe they can tell I’m not ready to go ahead with it for a few months while I save up. They don’t even seem to be able to tell me if I need an architect or not.

Literally dont know what I’m doing or where to start. Anyone able to advise?

For the window door thing, you will need someone to put in a bigger lintel to support the wall. I might need to be steel depending on the length.
For the removal of the internal wall, you need to check whether it is a supporting wall and check fire safety regulations re safe fire routes.

The first thing to do if you dont have much DIY experience is to get a structural engineer to work out what needs doing and tell you what size and material the beams need to be made of. This should cost a couple of hundred quid depending on where you are.
Then you can ask permission and get a builder in to do the work. The structural engineer can do drawings too but it will cost more and you can do them yourself.

It's possible to do your own drawings with the right software, but depends how techy you are and how good at learning as you go?
Could you covert the window into a door with a window instead? That would be MUCH cheaper? No need for new lintel (assuming top of window is at least 2m from ground). The builder could handle this easily.
Re the internal wall, as pp said you first need to know if it's load bearing before you can do anything. Do you have plans for the existing house?
