Engineered Wood, Laminate or LVT??

First time buyer and first time floor picker. I'm bamboozled with choice and was hoping someone could give a recommendation or advice on flooring.

Small house, so I want to have the same flooring throughout the downstairs. One person, two indoor/outdoor cat household. Flooring will need to have some level of water resistance and be a bit hard-wearing. I don't want tiles as I prefer not to have a tiled living room. I have underfloor heating so something that works with that is required.

Any advice or experiences with these types of flooring would be greatly appreciated. Thanks.

It was expensive enough but hopefully I'll love it. I'm telling myself it will see me out so it's worth spending the bit more and getting something I love. Going down the first weekend of January. Hopefully I'll still love it or will grow to love it.

I don’t think you’ve seen the higher end stuff as it certainly doesn’t look plasticky or cheap. The lower end stuff I agree does but as does cheap laminate.

Floorify doesn't look cheap, and isn't..

I thought if you had underfloor heating, glue down LVT was pretty much THE recommended floor type. We have amtico and after 3 years I'd say it's very hard wearing, warm to walk on, and our wood effect looks very realistic.

We’re doing a kitchen remodel and replacing ceramic tile with high end 22 mil LVT (except it’s called LVP here in the US). We’re using a brand called LifeProof that our female builder highly recommends.

We replaced carpet in our hallway with LVP 15 years ago and it still looks great, despite several cats and two children in the house.

How expensive was it ? I’ve been given samples of around 100-150 m2 + vat + fitting

I'm in Ireland so probably no good to you but it was €100 per sq yard plus underlay and a carpenter friend of a friend is fitting it. Not sure how much that will cost.

I’ve had all 3. Laminate was an easy and cheap option but engineered looked best & has worked well with UFH.
