Conservatory - New Roof

We recently had our conservatory roof removed and replaced by light tiles so that the room is warmer and can be used all year around. I think they are referred to as extra light / super light tiles. Also had two velux windows put into the roof.

Existing conservatory is over 10 years old and the only change that has been made is replacement of the roof.

Perhaps naively I didn’t think that planning or building reg permission would be required but the company we used offer a 10 year guarantee on their work.

Just wondered what the repercussions are if any? When it comes to selling the house what difficulties might I face?

Really worried and upset as this roof cost quite a bit and angry at myself for not considering any regulations and the company we used did not make us aware of factors we need to consider.

Any help and advice much appreciated!!

I think that so long as your conservatory falls within the permitted footprint that doesn’t need planning, you’ll be ok. Look that bit up or ring local planning department. The conservatory company also might help if you ring them.

I doubt adding the tiles will make a jot of difference but you can ask about that too.

Keep all paperwork/guarantees regarding the original conservatory (if you have it) and the new roof. That’s what a conveyancing solicitor will be interested in when you come to sell.

Try not to worry. Just do some research.
