How to use these rooms?

Hello,
We are looking at buying a house with very similar layout to this one.
Just wondered what you’d do with the bedrooms? We had thought about turning bedroom 3 into a dressing room for bedroom 1, or just using it as a study.
Then possibly either cutting bedroom 4 in half and creating 2 bedrooms there, or making the front end an en-suite. There’s also a toilet downstairs so that would then be 4 toilets in one house which seems excessive!
We’ll also knock through the shower room to going the toilet.
We have 1 child and hopefully will have another one day, so we’re not necessarily needing lots of bedrooms. Just not sure what’s the best use of the space. Any input appreciated!

So no bathroom on top floor? I'd cut bedroom 4 down and make a Jack/jill bathroom there

I would take a section from bedroom 4 and make a bathroom (Jack and Jill) for the upstairs bedrooms like pp has said. Good selling point to have a bathroom on each floor that has bedrooms.

I think that knocking through the shower room / toilet to make a study would work well, no need to have two full bathrooms next to each other really.

The DC can then eventually be on the top floor with their own facilities

We converted one of our spare rooms to a study. It is just SO useful!

Ooh didn’t even think about making it a Jack and Jill bathroom on the top floor. That would definitely be a better use of the space.

Assuming it's a terrace, you might struggle to put a bathroom in the middle of the top floor, as it's quite a way from your existing soil stacks.... A macerater toilet is an option, but I've never heard anything good about them.

Yes, you need to think about where the existing drainage is. We have a macerator toilet installed by previous owners (that we will be taking out) and it still needs to connect to a drain, it just means you can locate it further from the soil stack.

Just one bathroom on first floor - knock through second toilet and shower room - and en-suite at top end of bedroom 4. (Would mean bedroom was no longer double outlook, but don’t know if that matters).

It may be worth arranging another viewing with a tradesman to see what is possible in terms of upstairs bathrooms. In the short term, I'd have a playroom and an office with double sofa bed/s that can be used as guest rooms in the short term until you need the extra bedroom/s full time. It's nice to be able to shut the door on work/the mess.

My husbands dad is in construction and he’s coming with us for another viewing so can tell us if any of the plans are possible 🤞
I like the idea of using the thin end of bedroom 4 as a bathroom, but it has the best views from that window so could be a bit of a waste of a nice view!
Also like the idea of using one of the rooms as a playroom until the bedroom is needed.

I don’t know what your layout downstairs is but I’d be tempted to turn the second bathroom on the first floor into a laundry room. On the second floor I’d make an en-suite at on end as others have said and put the study or a dressing room up there in the other bedroom. I’d have the two bedrooms on the first floor as kids rooms/playrooms/spare.

I think it totally depends what you need out of your house, how old your child is etc.

An office well out of earshot is really helpful to us, so if someone is WFH they might prefer bedroom 4 for that. But do you need a study at all? The dressing room sounds great if Bed1 is a squeeze. Child in Bed2 and guest room upstairs? Another idea is a dedicated upstairs laundry room but that would require a bit of plumbing (though not as much as a loo would.) Or could double that into a guest room with a "utility cupboard" that hides WM, tumble and storage for drying racks.

Definitely a nice problem to have! We found upstairs rooms just don't get used for play when kids were little. They want to be where you are which will often be kitchen/main living area.
