What kind of tradesperson do I need

I want to do up my front room. Standard Victorian terrace. I want to rip out an old gas fire and make some sort of nice fireplace, probably a bricked hole which I can stand a fake log burner in, with a slate hearth and wood mantle. Then I want to remove carpet and replace with wooden flooring, remove a radiator and replace with a vertical panel one, change a main light fitting, change curtain pole, add in built in bookcases both sides of the fire to the alcoves, have some more plug sockets put in and decorate.
Do I need like a gas man for one bit, a builder for another, an electrician, floor fitter then a decorator - or is there some sort of person who could do all that and if so, who?? I can’t face the messing around and upset of numerous tradespeople failing to turn up!

A general building company will do it all & you'll pay extra for them doing that.

It’d be cheaper to get different trades in for each job? Lots cheaper?

You definitely need someone gas registered to remove the fire but they could probably do your radiator too.

I'd then get an odd job man in to see how much he could do first, fireplace, flooring, curtain pole and shelving. It depends how intricate you want your built in cupboards as to whether you need a carpenter.

You'll need an electrician for your plug sockets so he may as well wire your light in.

Yes it's cheaper to get the trades in individually.

You need to make the complete list so gas plumber to do the fire & he can do the radiator as well - cheaper than having it done as 2 separate jobs so get all the plumbing in one go.

All electrics get them on one quote & get them done at the same time too.
If you want a fake log burner that needs wiring in.

Then go from there - mostly a chippy then a painter & decorator to finish after everything else is done.

For the best & cheapest job you need to make all the decisions NOW before you even get one quote.
Write them all down & either work out or ask each tradesman which bits they'll do & if they know who would do the other bits if you don't know.

The most expensive job is the one where you haven't decided in advance exactly what you want & you have people waiting on you to pick a log burner, order some light switch you've decided is the only one that will do that you insist on buying yourself, decide where something goes etc... which involves the tradespeople doing more work because you changed your mind or never said what you wanted.

Every time you change your mind or haven't decided something makes the job more expensive because it makes more work.

We're currently having similar done but in several rooms. We've got a general builder who is doing the bits he can/wants to do and is bringing in specialists for the rest. It is totally worth it. Some days we've had four different tradesmen here, others just the general builder (and his mate). Various things have changed where something unexpected has arisen or we've changed things a bit. The other tradesman will work around this for him but I don't think they would for me in the same way. It also means I only have to speak to one person.
