Downstairs loo v utility room

I really want a utility room! We could convert downstairs loo into a utility room with space for washing machine (currently in kitchen), tumble dryer (currently in garage), ironing board (currently behind door in lounge) and hoover (currently stored in hall way). There would also be room for shelves and a work surface to store laundry baskets (we have three scattered about house). I just want everything tidied away! Would lack of downstairs loo put you off buying a house? It’s a four bedroomed town house with three loos upstairs. Thoughts please!

I have my laundry upstairs it's brilliant.

I have an en suite / walk in wardrobe / dressing room / laundry. Clothes come off and either go straight in washer or small basket depending on if it's whites or coloured next wash. Straight out of washer into dryer and then straight back onto hangers.

It really works for me because I live alone but the upstairs laundry bit of it is just brilliant. 95% of laundry is produced upstairs, why bring it down just to take it back up.

I would be more put off by a lack of utility room than a lack of downstairs loo.. especially if there is more than 1 upstairs!
To me a utility room is an essential and I'd never buy a house that didn't have one.

When my mother started to be less mobile, we converted the downstairs laundry room back into a loo. Now we find it so handy I would not be without it.

Washing machine and line in bathroom upstairs. Brilliant, too.

Laundry is much better upstairs. Utilitied can be a waste of space but a proper little laundry area is great. Especially if upstairs and you can convert one of your others toilets.

The downstairs toilet should be left as a toilet.

Also, not such a silly idea... I absolutely hated the washing machine etc in the kitchen, it's an old house which can't have its layout changed so in an old outbuilding my husband put in washing machine and tumble drier, and a ceiling airer and wall fan heater for those things that can't be tumble dried. Very convenient for the washing line on good drying days, and he put in some cheap kitchen wall and floor units so we've gained some space in the house (I keep lots of cleaning stuff in the laundry as well).

Do what you like, I doubt it would negatively affect the sale of your house. I am another one here to say that I would not give up my downstairs loo. I also would find it a bit odd to find a utility room upstairs. Your current downstairs loo sounds big. Could you have a tiny toilet and less work space in the utility?

I was thinking that. We have quite a small utility, with a loo off it at one end.
