Massive guest en-suite, or smaller guest en-suite plus a book nook

We are in the process of rebuilding the guest en-suite, which was a very old extension and was rotten.

For various structural reasons, the new room will be considerably larger than before - 5m x 2.8m. Which seems like overkill quite frankly, for a guest bathroom. The builder has suggested that we divide the space in two, and have a smaller (but still a good size) bathroom, and a second room which would be accessed from the end of the corridor between the guest rooms - there is already a blocked up doorway which used to lead to a small cupboard type room before the previous en-suite swallowed that up.

But what would we do with the other room? We already have an office, and a snug for the kids, and a music room. I don’t sew or do crafts. After looking for ideas on Pinterest, I’m wondering about a book nook - comfy sofa and floor to ceiling bookshelves. But I’m not totally convinced it would get used, despite dd’s enthusiasm, as the kids read in their bedrooms.

So I can’t decide. Just use the space for a massive bathroom, or make this other little room too? The room would have a window, so one advantage of the book nook would be that if we kept the door open (or didn’t have a door at all) it would allow a lot of light to reach what is at the moment quite a dark corridor.

Unless you have loads elsewhere I'd be tempted to have it built into really good storage

Depends on so many other things, but I'd be tempted to have the smaller bathroom and a walk in storage/closet. It doesn't matter how much storage or wardrobe space you have, there never seems to be enough!

I would go for the smaller em suite and have the book snug but have the lower part of the book shelves doored (is that a word Grin) to create storage space as pp said you can never have too much storage space !

I could do with a bit more storage (who couldn’t) but there will be a large window, so filling it with stuff feels like a waste. And I’m not desperate for storage really. Cupboards at the bottom is a good idea though.

Already got a big master bedroom suite on the floor above, with dressing room, so this will definitely be a guest room. It overlooks the road anyway, whereas mine overlooks the garden and hills, which is a much nicer view!

We had a similar dilemma and went for the massive guest bathroom, walk in shower, freestanding bath, double sinks, etc.

We decided that at least it'd get used, unlike the 'desk and bookshelf space' we had thought of as an alternative.

Everyone that stays with us loves it.

Book nook sounds amazing. Games room if you have gamers in the house? I'd set up a load of 1999-era consoles.

What a nice problem. I'd love a private book nook but I know I would use it.
I'd also love a storage pantry or an ironing room.
It sounds like you have a large house, do you have a large garden? would some kind of garden room work, if the window became a door?

I do have a large garden, Ted27, yes - it’s my pride and joy. I did suggest a plant room actually, but it was pointed out to me by Dh that I already have a greenhouse, a plant hospital taking over the utility room, and I’ve filled our bedroom/dressing room with a hanging garden (from the beams) - there are 31 plants in there! Grin And a door wouldn’t work as it’s on the first floor anyway.

Nice window seat with cushions, storage underneath, and shelves. Shelves could be used for books or for anything else you want to store - get some nice boxes to put things in. Gives you extra storage, and a nice quiet space guests could sit in - eg if their partner is asleep and they just want to sit somewhere to read without disturbing them or the rest of the house.

Gaming room - the kids have a snug which they can use for that if they get into it. We play a lot of board games, but we like to play them in front of the fire in the lounge.

I don’t know how old your DC are but the book snug could be a useful alternative to sitting with parents or being allowed in bedrooms when the boyfriend/girlfriend situation hits.

Depending on your family and the layout, could it be a kitchenette instead? Would this allow that area to be a self contained room for elderly relative to live with some independence, teen or Air BNB rental in future?

Geri yes the extra space for guests to sit in is something that’s really appealing. When DH’s entire family come to stay it can be chaos because they are all big personalities, and a couple of my nieces (and dd actually) find they really need a bit of solo time away from the noise. So a cosy corner like this could be good.
