Foldaway desk / room design

We have a room replastered and about to be painted. It's roughly 15ft * 12ft, has a closed-off chimney breast (small vent only) and a pentagonal bay window. It's to be multi-functional clothes overflow

Things I need to fit in it are:

  • Double sofa bed for guests (to buy)
  • Wardrobe 2-tier for winter coats & overflow summer/winter swapover clothes + shoe shelves, + small longer wardrobe for smart dresses and loads of deep shelving for filing boxes (to custom build)
  • Shelving for books, there's about 12 crates of books so I hope maybe 4 crates will fit in this room
  • Desk (to custom build); it needs 2 laptops and 2 bigger screens (one person using), plus a printer, a few filers, space for pens / envelopes etc
  • Office chair (exists)
  • Big swing chair (exists)
  • Floor mainly free for toddler playing with toys

It's a huge room, but I can't figure out a good design. I was thinking of wardrobes and cupboards in the gaps around the chimney breast with shelving on the chimney breast, sofa bed on the main wall, swing chair in the bay, desk at the side of the sofa-bed with pull-out / foldaway extension across the bay similar to tiny house solutions. Hoping anyone here can help?

First post should say it's to be an office with all office paperwork and books storage, an occasional guest room and multi-functional clothes overflow.

That's a good option. I don't think my parents would be comfortable climbing for a bed, are there any options that convert to have a bed low down?

I was going to say a study bed as well - perfect way to put a decent bed and a desk in.

Then maybe look at Shelfstore.co.uk for shelves/cupboards/drawers - it’s a great adjustable system and you can set it up how you want it in lots of different sizes.

Yes the study bed doesn’t have any steps - you fold the desk down (everything stays put, it stays horizontal), and then a bed folds down out of the wall. There’s a video on the website.
