Luxury air bnb

I am building an annex on to my property to let out as an Airbnb. It will be tiny. It will however be in one of the most exclusive areas of my city. Probably the most exclusive and expensive. Unusually for my city, it will have both parking on the street or on the drive. It has excellent links into the city centre. A few minutes from the subway. Quiet neighbourhood. But very near bars and restaurants.
So from a location point of view it does not get any better.
However, it will be small. To make up for that, and to reflect that it is fabulously located I want to make it luxury/premium. There is no space for a hot tub or bbq.
What would you expect in a luxury Airbnb?
I have already though premium welcome pack. Nice toiletries etc. Nice biscuits, crisps, olives.
looking for ideas.

What country are you in ? "Subway" suggests not UK.
What is your target market? Any particular nationality?

Personally, I take my own toiletries, don't eat biscuits or crisps, but would welcome food basics such as bread, coffee & milk - possibly wine !

Nice furniture and lamps. Nice plants. A good kitchen. A nice outdoor space.
We enjoy places with a bit of quality.

I don't use random toiletries and don't eat treats because of food allergies. Tbh don't want to pay extra for that.

King size bed minimum, ideally super king. I hate going away and staying in a bed smaller than I have at home.

White linens, ironed properly. Big fluffy white towels. Good quality lighting, such as proper task lights, as well as calm evening lamps. A proper place in the bathroom to put toiletries, I have lost count of the places I have stayed that don’t even have a tiny shelf.

I’d guess you’re in Glasgow?

Aside from a luxury hamper of local food and drinks (could you stretch to a small bottle of whisky or gin?), definitely sumptuous bedding and towels, decent toiletries (again, local).

Some art by a local artist, but of the city, or something it’s famous for.

Good lighting, with options

A great coffee machine, well, as great as you can without taking up tons of space. Also good mugs and glasses. Ice ready made in the freezer (even if it’s a wee fridge with an ice box).

As large and powerful a shower as you can fit in the space, without it being cramped.

A journal for guests to leave their personal recommendations for gems they’ve found, or something great to try. Perhaps make some initial
entries yourself. Not so much comments about your Airbnb, but a diy type of guidebook - working on the assumption that the type of couple who’d stay at your place would be after the same sort of thing (generally), as those who’d stayed before.

Quality kitchen and bathroom. Clever storage.

Comfortable mattress and sofas. Big fluffy towels. Excellent shower and hot water. Dishwasher. Local soaps and shampoo. Plug sockets in sensible locations. Big mirror. Decent lighting.

Expensive kitchen and bathroom fittings and bedding.
The thing that will make it feel luxurious is if it’s ruinously expensive for you to fit out….

Decent kitchen equipment. Currently in a "luxury" holiday let and the kitchen and equipment is dire.(yes in country and doing cooking) Not just random shite you dont need at home. This goes for bedding, towels, art works. Make sure the decorating is absolutely spot on.

I would expect it to be immaculately clean and well appointed, with everything to be high end, from towels, to bed linen, to appliances (kettle, toaster, coffee machine, microwave, cooker, dishwasher, hairdryer).

Fully stocked kitchen - premium crockery, utensils, knives, glassware etc.

Luxury bathroom with premium products, good water pressure in shower.

Luxurious flooring / carpets, rugs / furniture / soft furnishings.

A theme or cohesive decor. Local artwork or pictures.

Well heated / air conditioned to suit climate.

A welcome basket with local produce would be nice, as well as providing basics such as tea, coffee, milk, Prosecco, water.

Local information / suggestions where to go for meals etc.

Beautiful furnishings. Extremely comfy bed. Top quality sheets. Choice feather or not pillows. Bathrobe and slippers.

the problem with beautiful decor is that it is very subjective.

I have to get round the fact that it is small. I am hoping people will be blown away by the neighbourhood.

There is a separate bedroom. Too small for a wardrobe.

Living room and kitchen will be in one. Width of a garage and double the length.

Definitely a comfortable sofa. We stayed in an amazing Airbnb in Edinburgh and the sofa was very uncomfortable. The bed and bedding however was like sleeping on a cloud.

If no wardrobe, a rack on which to hang clothes, bedside lamps and tables. Somewhere to do makeup.with decent lighting.

A decent coffee machine.

Fresh flowers. Cremant de Loire not Prosecco, it has more class.

Details of the nearest bakery, cafe, pubs and recommendations.

Small is fine, small rammed with stuff is not.

On decor as it’s a small space you’ll need to keep practicality in mind. Make sure it looks immaculately clean repainting as necessary often ( low emission and wipeable paint).

For luxe feel you could keep neutral walls (warm white or something warm like Dulux natural hessian) but add texture and comfort through beautiful expensive but washable arrays of throws, bed cushions, bedside rug beautifully framed wall art, basket of luxe towels,soap etc. If neutral a taupe or beige and white theme or maybe add some black for drama and depth eg black framed print.

Homesense is your friend for much of the above.

Kitchen foil, baking paper. Selection of tea/coffee or pods and a machine. Ask guests what milk they would like and a bottle of something- alcohol or not.
High end toiletries
Flannels, towels - large, fluffy and white. Bathmats
Immaculately clean.
Umbrella and reusable shopping bags. Information about private chef and babysitters.

On bed - many a bad review is because of people’s vastly varying tolerance for softness/ firmness of mattress. Perhaps have a deep padded topper available on request for guests who prefer a softer surface.

Make sure bed is one of those that is sprung such that when heavier sleeper rolls over, lighter guest isnt bounced about … can’t remember technical term! This was my pet hate in recent visit to two luxury hotels in same chain. Unlike my bed at home, when my husband rolled over I was woken every time.
