AirBNB, any remote hosts out there?

Hello,
I'm considering putting a holiday property on AirBNB. The only issue is that it's nearly 300 miles away from me.
Can anyone offer any advice/ warnings / pitfalls / suggestions or experience?

I'm sure you've considered this already but the most important thing is the reliability and trustworthiness of your onsite team. No matter how much money you spend on making your holiday property beautiful, it's the cleaning staff and the caretakers who will make or break things! Hopefully you'll get some great recommendations locally. There are also several FB groups providing advice on this kind of thing, which is invaluable.

In general, I would say that it can be very stressful when you're not there to manage things personally ( I speak from experience!) and I would much rather be nearby to check that things are running smoothly.

You need to make sure that you have very reliable cleaners who will not let you down on changeover days. They are very hard to find (and not cheap).

You also need to make sure that you have someone available to deal with emergencies e.g. guests losing the keys/heating packing up/leaks/wi-fi issues etc etc

You need to have a readily available stock of replacements for things like plates and glasses. These need to be stored somewhere secure or they will just get used.

You will need at least two sets of bedlinen and to factor in that sheets/towels can be damaged beyond repair (stains/sun cream/make-up/fake tan). The extra sets can take up a surprising amount of room and you need to make sure that people can't just help themselves.

We have done this whilst living in a different country from the property and we have done it whilst living on-site. Both situations have their own sets of issues.
