Anyone own a holiday home? Linen question!

I am in the process of purchasing a 4 bed holiday home. It is a newbuild and therefore need to furnish and kit it out. Am trying to work out exactly how many sets of linen and towels I need! I am thinking 2 sets of everything plus a few spares? Does this sound right? There will be weekly linen changes and mid week towel changes too. We will use it sometimes and sometimes it will be holiday renters. If anyone knows of anywhere good to bulk buy high quality linens and towels would be v grateful for tips! 400 tc + for beds etc. Also is it best to have down duvets or synthetic?

Try King of Cotton - their duvet covers have deep envelope closures - no buttons or poppers which can get trashed by laundry presses.

Yes to King of Cotton. Also White Company lasts for ages. I'd say no to feathers - much as I love it and have down duvets and pillows on my own bed, I find most of our guests prefer synthetic - some have allergies. We used to offer the option, now we just use synthetic unless someone specifically asks. They all go to the launderette at the end of the season too. We have a gite in France and I have 3 sets for each bed.

I think 2 sets isn't enough. Unless you get them washed and ironed almost immediately you won't have another spare set in case of damage/stains, etc. I'd say 3 sets is the bare minimum.

Also depends on your minimum number of nights stay. If you have a minimum of a week, then 2/3 sets is fine, but if you offer 2/3 night stays also, you may need 4, again to cover for the time a set is in the laundry.

You really need a set on the beds, a spare set, and one in the laundry as a minimum. Guests won't be impressed if they need a change for whatever reason and you don't have a spare set.

More than you can imagine, unfortunately! At least 3, probably 4, to allow for accidents etc.

You need 3 sets of everything. Also you need mattress and pillow protectors. And mattress toppers are a good idea.

I have a mixture of King of Cotton, Soak and Sleep and Out of Eden. All are excellent quality. Out of Eden do a poly cotton that feels and looks like high thread count pure cotton and is cheaper and loads easier to iron.

White Company is much more expensive and similar quality.

I recommend Hotel Contract Beds too.

Have you considered zip and link mattresses in at least on room? It means you can make up the bed as a super king or as twins, so widens your market.

Definitely go for zip link beds. I often go away with groups of friends and it's so difficult to find places with enough single beds!

A friend of mine has a holiday rental. How are you intending to launder the sheets/towels? Are you doing it yourself or via a laundry service? She uses white sheets and duvet covers from a laundry service because she found that was cheaper than paying someone to wash and iron (she lives a 6 hour drive away so isn't there to do a changeover every week). She also only has regular bath towels not bath sheets because they are more expensive to launder and she has 4 complete sets.

Expect to have to replace the towels regularly. She rents hers out through one of the very high end companies and in rather a high end resort in Cornwall and she is still shocked by what people do to stuff - including things like ruining the beautiful oilcloth that was on the table by spilling a (probably) tomato based something on it that stained it beyond redemption, obviously mopping up diarrhea with a bath towel (that towel had to go...), burning saucepans so badly they have to be binned and, on a couple of occasions, stealing things.

I think it's been a salutary experience in human nature!
