London KCL accommodation in Y2/3

DD has had 2 offers from KCL. Y1 accommodation costs look like they will be 14K for 40wks.

I am finding it really difficult to find out what happens in Y2 and 3 in terms of accommodation costs .

I’ve been on the KCL website and read the student chat with student experiences around accommodation.

taking on board what they share it seems that accommodation costs rise even more as we have to pay for the full year and many rentals do not include bills . Even if you rent further out , travel costs seem to cancel this out . Accommodation seems to come in at 13k without bills .

I wondered if anyone can shed some light on this as we recognise that London uni living experience is very different to other city uni living .

Essentially it's really expensive halls for year one and then get a large flat share in year 2 and 3. And they likely will be really gross. London is expensive but she will have an amazing time. I went to KCL and worked park time whilst at uni which helped

There are also private halls and KCL has an accommodation service.

Private rent basically. My dd lived in Battersea 12 month contract with 3 others. £1000 each student per month for a complete dump but right by the power station development / Battersea park so she loved it

Dd is 2nd year KCL
she is absolutely loving it.
she was at Hayloft point for year 1 (14k)and now is in a flat with 2 friends in Tower Hill at £1100 a month.
its a lovely flat and they are so happy with it.

Thank you for your replies . Does the 2nd year accommodation include bills? And I’m assuming they use the tube/transport to get to campus?

it’s just that all these things then add up as extra on top of accommodation .

No bills on top although no council tax iirc

neonjumper · 12/01/2026 21:16

Sorry, is that no bills included?

Both mine rent in London (they’re working) for just under £1000 pm plus bills. Zone 2, reasonable areas. That’s fairly typical for sharers.

titchy · 12/01/2026 21:31

Bill around £150 pm, prob less as they won’t need to pay council tax. Zone 1 and 2 student rate travel card is £120 a month.

Sorry I meant bills not included so gas/ electric / water etc on top

neonjumper · 12/01/2026 21:45

Thank you, this is really helpful… it’s matching up with my own research I’ve been doing so it’s good to see that this is the reality of being in London .

Tube or bus - depending on where halls are - when it's an early lecture, walk when it's not.

Re not paying council tax, there's a certificate thing on KCL self service website they can share to prove they are a student and get exemption.

My DD has just firmed her place at KCL and we've been looking at accommodation. I knew it was gonna be expensive but jeez this is bonkers.

Gloschick · 08/02/2026 21:51

Yes, I think the prices went up quite a bit between when dc decided to apply and now. Need to find another £50 a week!

Wronginformation · 09/02/2026 14:06

2 dc in London. Either walked or used the hired bikes ( dc2 had a year subscription) . Hardly ever used busses or underground. Both studied humanities so plenty of time to do part time (lifeguards).
Both still working in London and loving it.
