Year's contract signed for rental, no longer required

Hi, can anyone advise me please.

DD is doing a placement year. She was going to commute, over an hour's journey, to her work.

She's now decided this would be too stressful and tiring, especially as she's only just started driving after passing her test 2 years ago. It would mean leaving at 7am and home at 6.30pm. Also parking is difficult where she's living, and she'd need a parking permit.

Can anybody advise please - does she looks for someone to take her place in the house, then they take over the tenancy, if this is possible?

She has the chance of a house share closer to where she'll be working.

Thanks in advance.

She needs to read her contract, or contact the landlord. No one here can answer that, we don't know what her contract says.

Two options really. Both need the landlord's permission. Firstly, she could try to find someone to take over her tenancy, but usually she'd still be on the hook to pay if the new person didn't pay or trashed the place. Secondly, she could offer to pay the landlord/agent's cost to advertise and secure a new tenant to get her lease cancelled. If the landlord doesn't want to play ball, unfortunately, she's stuck with paying the rent whether she lives there or not!

Exactly this. We don't know her contract.

Erm, this is pretty standard for adult working life. It's only a year. Does she want to move? Because moving and settling into a new place isn't going to be easy either.

@McCartneyOnTheHeath I agree, I used to do it myself. She's young and a very inexperienced driver and I am helping her explore options.

@taxguru thanks for reply, she's contacted her landlord. Perhaps it's not an option to move.

Is she 100% in the office for her placement? My DD did a placement year and was only in the office on average 2 days a week after the 1st couple of weeks. Other times worked at home or was out and about on projects. With hindsight she wished she'd stayed in uni city.

LightandAiry · 13/06/2025 04:25

@PearlStork she is working in a lab, unfortunately on site all the time. I can see your DD's point.
