Student accommodation guarantor

Hi, I hope someone can advise me. I'm happy to be a guarantor for my son Student accommodation in his upcoming 1st year at Uni. It seems to be run by an independent student accommodation business and not by the university itself.
But what happens if , come results days he does not get the grades required for his university and is no longer offered a place. Or if he decides that he no longer wants to go to university in August ( I've been encouraging him to think about graduate apprenticeships..)?
Would he ( or I) still be liable to pay the accommodations? I can't find any details of this on the tenancy agreement's terms and conditions and I tried calling and left messages but no response yet. All I could glean from the Ts&Cs is that we have a 5day cooling off period after the contracts has been processed..

Is there no uni owned accommodation? That’s often a way to avoid this issue.

Otherwise I agree you need answers, suspect only the firm can provide.

A friend's son chose Unite accommodation in Leeds and if I remember rightly, if he didn't get the grades needed, the company would cancel the contract provided he contacted them within about 7 days of getting his results. I don't know if he was allowed to do that if he just changed his mind, maybe that depended on whether there was huge demand and they could easily fill his place. As Clary says, I'd look on the company's website.

Thanks for all your feedback and advice! The university finally call me me back and assured me that the student has until the 25August to cancel their accommodation with no financial penalties to themselves or the guarantor. So I'm happy to proceed.😀
