Would you expect a microwave and vacuum cleaner standard items in private student accommodation? Or am I being unreasonable?
These items were there when property was viewed but landlord now saying they were previous tenants. They are both broken and have been left in the property.

Not in private student digs, no. Halls of residence, sure, but private I’d expect to contain the same as any private rental would.

Microwave, no. Hoover, yes unless a cleaner is provided as part of the rent.

Whichever if it's broken then LL should remove as its rubbish. Is it on the inventory ?

Dd has neither but as she offered an extra £20 (or 30?)/wk/pp above advertised rate, she did ask for few extra items like microwave.

Unfortunately no inventory. There are various electrical items that are in the flat which we thought were provided by the landlord but when questioned about them (because they were not working, missing parts etc) everything has been left by the previous tenant along with numerous miscellaneous items.
This is my son’s 3rd private student let, all fully furnished and have included a vacuum cleaner and microwave, so I think we have just thought it was something a landlord/owner provided especially the vacuum cleaner.

My anecdotal survey of the 11 student lets (shared houses, I am not counting halls here) I have been in over the last few years - all have had microwaves in them, provided by the landlord.
Vacuums I can be less sure of, but they were in the four I know about. (so 4 out of 4)

We bought a microwave for our son for his first student let - I think they all bought a vacuum between them (a rubbish one) - the one he has just moved out of did have a microwave and a vacuum but didn't have a mop, so they didn't wash the floor 🙄

I’m prepared to buy them a microwave but it’s just a 2 bed so it’s a lot to buy a vacuum cleaner between 2 of them, they just don’t have the money. I wouldn’t want them wasting it on a cheap second hand one which could be a total waste of time and money.
Maybe we go back to the landlord and just say they won’t be hoovering for 12months.

Landlord here, I provide both. And wine on arrival and at Christmas and chocolate at Easter. 😍

@Moominmammacat it makes all the difference having a lovely landlord. We’ve just came back from a townhouse we rented for a few days and I can honestly say I was blown away by the place and all the thoughtful extras that had been left for us. There are some amazing landlords and rentals out there.

Well, they pay a fair rent and deserve a good service. I only bought my houses to spare my DC the vagaries of vile landlords and although they now make me money, the students who live in them get a jolly good service, as indeed they should. There are two sides to the Hate-the-Landlords brigade.

Just buy a cheap cylinder vacuum. Ime students are fussed about using it often!

My Ds's recent landlords were wonderful, a marked contrast to the previous year's landlord who was appalling - you sound like an amazing landlord

@LIZS unfortunately they don’t have any spare money at the moment so even cheap would be a struggle for them.

@Moominmammacat I think there are good and bad whatever you look at but your tenants are lucky. Their landlord has just said if they can’t use them put them in the bin, (That is the broken vacuum and microwave) that belong to previous tenants with no PAT tests on them even if they worked.

Whether they should come with or not (seems a mixed bag, although I would have expected it...) the tenants shouldn’t have to move in somewhere that has random crap left behind.

Make sure you have photographic evidence of this, keep the emails saying microwave etc not included, and anything else such as cleaning standards.

@PinkFrogss totally agree. I have photos and I’m keeping the emails. It’s not just those two items either, two or three other electrical ones and numerous other bits and pieces.
Although I’ve pointed it out to him they shouldn’t be there and he’s responsible for these items he just brushed it off with “put them in the bin.”
Where I live you can’t put electrical items in a normal household bin but he thinks it’s fine to do so there.

Try posting looking/ posting on Freecycle or Facebook marketplace - lots of cheap/free vacuum cleaners available near us!
