Warwick Uni students Best/safe places to live

Hi all, DD is currently 1st year looking for accommodation for next year. They (6 of them) would like to live in Leamington and have a few properties on their short list. I have advised her to go and have a trip there to have a wander to get a feel for the different locations with regards to safety, access to public transport, amenities etc. Does anyone have any advice or hints/tips about particular areas they should avoid? Thanks.

Leamington Spa is utterly middle class! DB has offices there and various friends live there. Suits quieter students. I cannot think anywhere in Leamington Spa would give anyone a nano second of concern. Easy to get to the university and a very respectable town.

I disagree there, there are definitely areas of Leamington that I would not want to live in! I lived there a few years ago now.

Where are they looking OP?

There are rough areas. As a non student I always ruled out one side of the train line. This is because on the wrong side there are a few areas which I'd say are 'proper' rough and another which just appears so due to general student untidiness (think lovely houses that need a little tlc and bins out). If she gets in the student area it's very close to town and should be safe.
Definitely better than going coventry side too imho.

Students never live in “proper rough“ areas though do they? There are no properties for students there. “Rough“ as in well known inner city areas? I don’t think so. It’s pretty mc in most people’s minds.

@LyraSilvertongueBelacqua They have ‘seen’ properties both in the North and South. There are a few south of the canal but some people have mentioned that this might not be as safe? The other problem is that buses are often full by the time they get to the North? It’s so tricky as she doesn’t know the area at all and there haven’t been any opportunities to meet with present 2nd and 3rd years to ask their opinions!

I was a student at Warwick (quite a long time ago mind you) and worked there as a social worker for many years after I graduated.
I would not live south of the railway bridge. That was always the general rule when I lived and worked there. Friends who currently live in leamington say the same. However, it's all relative. In my experience leamington is a generally safe place to live.
I also lived and worked in Coventry. If one of my children were going to Warwick now I would much prefer they live in leamington.

I lived in leamington 25 years ago: north is preferable to south. My ds is in year 3 at Warwick and lives in Coventry as he felt the bus journey from leamington was too time consuming and meant he would be stuck on campus all day as not worth going home. He lives about 30 mins walk from the university.

South Coventry of Finham, Styvechal or heading towards Kenilworth. The travel between leamington and the Warwick campus can be a PITA due to the traffic on A45/A46

My ds is in his 4th year and likes living in Leamington. In normal times most of his student social life is in Leamington too.
When I visited it appeared most of his friends lived close by - so I think the student area is quite compact.

His house is good value too.

It's my impression that when the students venture south in Leamington, they don't go very far south.

So there are a lot of students in the area south of the river but north of the canal around Kelsey's and then spreading further south of the canal to the roads between Tachbrook Rd and Clemens/Brunswick St and off them (Charlotte St, Claremont Rd, Aylesford St, etc.) which are all within about 10 minutes walk/stagger from Kelsey's and near to the bus route.

This is a good area for the buses as it's near the start of the main bus route so you are more likely to not just be able to get on the bus but also get a seat!

I would say this is a fairly typical student area. It has a bit more of an uncared-for feeling than some parts of the North, in the way that student areas often do, but it isn't dangerous for students because there are so many of them living around there that there will always be other students walking home in your direction.

Generally, the North is nicer and more convenient for entertainment and the journey to campus is a bit shorter (if you can actually get on the bus). The South is less nice, but usually cheaper, more convenient for the big supermarkets and you are more likely to be able to get on the bus to campus.

Ideally, you want to be within about a 10 minute walk of a bus stop on the main route to campus as the bus can take well over the 30-40 minutes they claim due to traffic. You have to also factor in the possibility of having to wait around for a bus with space on it at the beginning and end of the day.

The student area in Coventry (around Earlsdon) is more convenient, but I think that Leam is the more popular and social area now, especially for UK students, and it would be a long way to travel if all your friends were living in Leamington.

When DS was looking at Warwick he was advised to live the furthest out on the bus route because once they were full they didn't stop for the students that lived in Leamington but closer to the uni than the further out bus stops

I went to Warwick (some years ago now) and we lived in Earlsdon in Coventry.

I'd recommend Coventry over leanington for a few reasons;

  1. closer to uni, we could walk if we had to
  2. buses not as full
  3. earlsdon is such a nice little suburb, everything you need and a nice village feel
  4. every house I went to in Leam had slugs ... every. Single. One
  5. earlsdon is big student area with both Warwick and Cov students.

DS lived in Earlsdon too. It was great, full of students and much closer to the uni. Not that that matters this year! He did have friends in Leam, and went to a few parties and clubs there, but the daily commute was too off-putting for him.

I realise this is an old thread but we've been for a pre-application visit to Warwick Uni today and drove through Leamington, Kennilworth and Earlsdon. I really liked the look of Earlsdon. What proportion of Warwick students live there? It would be the best choice for my DC for a couple of reasons but it would be a shame if most of their friends were in Leamington or Kennilworth.

Earlsdon looked like it would be a safe cycle route to the campus - is that so?

No idea about proportion but I suspect it's quite high.

The houses either side of us were also student houses. We had friends across the road. My boyfriend and all his friends lived in Earlsdon.

There were Covid students too as it was close for them.

I assume it's the same now but our house was rented through the university and they had loads of properties there.

Following with interest as DD starts at Warwick in a couple of weeks.
At the moment she is thinking this willl be a group decision with people she hasnt met yet about places she hasnt visited yet, but would choose the people over the place if her preferred flatmates had strong preferences about the place. She will probably visit these places in the first few weeks to go shopping/ clubbing so might have more idea then.
I dont expect to be involved in the decision as she is very independent,, but it would be good to know if there is anywhere they really need to avoid.

Lived in both. Most important thing is a stable group of relatively sane housemates.

It used to be competitive for houses in good condition in the ballot but hopefully that's improved.

As an update, DD has moved into a house in Leamington. I thought Earlsdon looked good for students and much easier commute but it seems that the vast majority choose Leamington so that’s what she and her housemates preferred. Everyone she knows from her halls chose there too. She’s had a few nights out and said they really liked the atmosphere.

The University don’t have any houses now to lease. They stopped this year as apparently the market is saturated with student properties.
