Does anyone know what this tree is. It’s big. Taller than the house. It flowers once every few years in august. Photos attached.

Looks likely.

Those serrated leaf edges do not fit with a magnolia.

Nor do the number of petals, nor the structure of the centre of the flower. I’d suggest Eucryphia, with 4 petals

I agree it’s a Eucryphia, I inherited one in my garden. It’s a joy every summer.

Mine is in woodland and currently doesn’t get enough light so it doesn’t always flower. When it does it is stunning. It was mature when we bought the house almost twenty years ago.

Yes mine is about 50-60 years old, growing in a sloping garden near the coast with a mild, but wet climate. It would have been planted when the new garden was landscaped. They are quite rare, I think.
