Will this plot block my sunlight? (See Picture)

Hi Everyone,

My first thread, so please be kind :)

I'm about to buy a south facing garden new build, as the house is yet to be built, I don't have mu information my the site plan in hand.

My desired plot is 141 and I wonder if plot 140 (circled in red) will block the sun to my garden most of the time?

the wider picture indicates the orientation of the map :)

Oh Sorry and forgot to mention, that plot 140 is 2 storey high as well 😃

Plot 126 would be the least overlooked

I would agree with @Floralnomad on the better plot 126.
I know this isn’t your specific question - but is the road exit just above plot 141 the only access point to the new build housing?
It would mean that every vehicle coming in would pass that house, either on one side or the other, and travel over a speed bump. I would be concerned about noise levels in that spot.

Are there other plots? It looks like all the traffic will be coming past you.

Do you have small kids? Parking away from the house is a nightmare with small children plus even lugging shopping back from tescos. Or are you planning on putting a gate to garden in behind car spaces and using back door?

I am assuming they are speed bumps, or even just a change in the road surface for a short strip of the road, to slow traffic down - but it is likely increase noise levels.

@Friggingfrog - I would choose Plot 156 in preference to 141, but I think 126 is the better plot. Overlooking a public park can bring its own issues.

Let me call the sales and see if they will release those plots for sale.
tbh the price of plot 141 is discounted because its a pre-show home price.
Most probably the plots suggested above will be released after show home / next phrase which have a super high chance to increase the price :(
but the speed bump and close to the only exit/entrance of the development defo ring a bell!

@Monsieuryu Did the sales team tell you that’s why it’s discounted? Do you know what the surrounding properties are selling for? It could be that the housing market is slowing and new builds are sluggish to sell… they are unlikely to tell you that though!

I agree with PP about the wider issues.

On the specific question of shade, generally a house on the south side will create less shade than one on the east or west, because the sun will be at it's highest at that point so for most of the year will go over rather than behind the house.

It does depend on the plot sizes, though - so it's best to go and actually look at the plot at differentt tines of day. Even if the surrounding houses aren't built yet you can get some idea from the relative size of shadows from any surrounding trees, fences, machinery, or your own shadow.

The junction would definitely put me off, the noise but also headlights at night can be really annoying.
