Decking/ raised patio

Hi,
We're in the process of extending our home at the rear. The house itself is different heights at front and back which means the extension is approx 80cm above ground height, but level with current house iyswim. Previously we had a conservatory with a few steps into the garden. My question is do we need planning permission for a raised patio area? We have bifold doors at the back now and would like a continuation of this level into the garden. TIA

You do not need planning permission if you follow these two rules:
(1) The decking is lower than 300mm above ground level
(2)The decking (along with all other extension, outhouses and garden building) take up no more than 50% of the available garden space.

@KittiKat
Thank you for responding. We wouldn't meet the first but would the second. Could we risk just building it? How would anyone find out? It's either this or steps from the extension. It would be approx 2x3m, then steps into the garden.

You can raise the Ground level, by bringing in some top soil if it comes to it.

You could risk it if you are likely to have neighbours who won't complain that you can see into their gardens. The only other thing is when you come to sell in the future, you might well be asked if you had planning permission for a deck above 30cms. Applying for retrospective planning permission is always a bit of a gamble. But, as Mummyshark2018 has said, raise your ground level if need be. You must have lots of soil from where the extension has been dug out.

Good luck with it, it sounds lovely.
