Neighbours tree too tall

Firstly, I can't get the photo to load in landscape, sorry!

The property next door is rented. The owner (when she lived there) used to cut back their shrub every year so it was never more than 6/7 ft tall. Since she moved out and rents the house out via a local estate agent the shrub has not been cut in around 5 yrs or so. it is now huge, taller than our two storey house. It is the one on the left at the end of their garden. It's a foot or so away from our fence and puts the whole of the end of our garden in shade, drops catkins and leaves all over our trampoline so it has to be swept and cleaned every time my daughter wants to use it, the roots are starting to warp the fence and come up through our grass making mowing a hazard. They also have very large conifers which again, used to be pruned every year but now they are making it very difficult to take our bins out via the path that runs behind our gardens. The current tenants say they can't cut it down or back as it's too big, it would be a professional job, and I agree. They are now moving out so I have contacted the agent advertising for new tenants asking for the owners details so I can ask them to do something about the now huge tree before the next tenants move in. They have not responded to my request and I haven't heard from the owner. We have cut off what we can reach that is hanging over but it needs ladders/scaffolding to reach the full height. What should we do please?

I'd get a copy of the deeds and write to the owner. They need to get a tree surgeon in to do that.

Would make more sense (and be far easier) to contact the Estate Agent first, as you've said they're local. Tell them your concerns and they can contact the owner as they'll have her details.

Try your local Council. This constitutes a nuisance and they maybe able to help. Stress that you have tried to contact the owners without success.

Write to the house owner again, recorded delivery and keep a copy, pointing out potential hazards to life and property and her liability. They could fall on you!
We used to have some beautiful very tall trees on a boundary, in our last garden, as part of our insurance they were regularly inspected and pruned by a tree surgeon.

If the owner used to live there then the land registry will probably have next door as her address for service anyway
