I'm being made homeless as owner wants the property back. But I'm really hoping I can get into a private rented before that happens. But it seems impossible as I can't find anywhere that will take dss. But fingers crossed I find somewhere.

If I do go to a hostel what do I take with me. I'm thinking clothes and kids toys and the kids gadgets. A seat for baby. I'm not sure if I should take double buggy or single and use a sling. Once my stuff is in storage I won't be able to excess it. So need to make sure I have all I need.

I don't think so ghost. It would be a breach of the lease and I'd be worried that the council would therefore deem you to be intentionally homeless as you had knowingly given incorrect info.

It's odd because the place I'm looking at is a 4 bed. He asked me if I was entitled to the full rate of local housing allowence. Which I am. But if there was only me and 3 kids I would not be entitled to the 4 room rate. And neither would other family's

Does the landlord specifically know how many DCs you have and their ages? Eg 2 are tiny so it's not as though you have 6 10 year olds racing around the place.

Also, is it worth speaking rigour health visitor to see if they have any support/help they can give. I don't know if there are any underlying health circumstances that woukd help bump you up council lists. No need to answer but worth a thought?

there are no health type issues.

they council have put me down for a 5 bed need. i have asked if they can remove it and put me down for a 4 bed. she said she will see what she can do. People have told me to go hostel route and wait for a council place as they were told they would not get housed in the area but they did. but they only have 2 kids. so its probably easyer.

thinking about giving up trying to look. if i go through an agency probably fail any credit checks anyway. and im probably wasting loads of time for nothing.

housing officer is telling me not to leave any type of holding deposit if i find any where. if i dont do that.how do i secure a place.

if its not one thing its another!!!

Will the council guarantee a deposit? When we rented a property out there was a scheme between the council and YMCA to guarantee upfront costs in order to secure a private rental property. You need to be honest about the number of children, even if you believe the house is big enough for more. You may have to name those living there and over occupying will add to wear and tear and possible insurance issues.

yeah if need be they will pay months rent and deposit. yeah i will be honest about how many kids i have would not want to start of on a bad foot.

the council have private landlords they work with so housing officer is looking with them.

I rent out a flat. I remember reviving some landlords briefing from the letting agents that deal with it for me and I'm sure it says that arrangements can be made for housing benefit to be paid directly to landlords. Woukd your rent be covered entirely by housing benefit? If so, I woukd check with the council if they can pay the housing benefit directly to the landlord as that could help with any credit reference type issues.

As a landlord, I would consider a DSS tenant info was guaranteed to receive the housing benefit directly from the council

Goblin yes I have always had money paid directly to landlord. I just tell them I can't manage large sums of money.

No I wonto give up. I need to know I done everything I can before it gos hostel route. Need to think about the kids.

Parter and his mum are saying to move Hastings.there are reasonable places there. But my kids dont want to. And they come first.

goblin just thought the benefit cap has probably put landlord of renting to dss. and also when the tenancy ends the tenant cant always just leave when asked. they have to wait for bailiffs. that would put landlords of to. in my case my agency is fine about it. and explained to me what would happen.

Hastings is meAnt to be lovely,ghost. Might be worth a visit and see some schools. If it's he choice of Hastings or a hostel....

Where would your partner Iive if you moved? Can he relocate?

yeah his parents live in hastings i think thats why they are suggesting it and he wants to move there to. so im thinking its for him/them rather than me... unless they put us up north or something i wont look into it because it will upset the kids to much. be a last result thing.

when i go to a hostel does anyone know if i have to take baby cots? and i still dont know if i should take double buggy that will go from a single to a double. but is chunky or if i should take single and baby sling

I would imagine it would vary with the hostel ghost.

I think quite a few btl mortgages have a clause that they can't let to DSS tenants too which just adds to the problems.

This house is a buy to let.but probably depends. I'm still looking for private but don't hold much hope. I'm trying to start on packing but don't know where to start. Sad

Plastic boxes with lids written on with a sharpie are good. You can clean the writing off with window cleaner later and reuse them in the new house for toys, loft storage etc.

It's hard to say what you'll need for the hostel until you know what kind of space you'll have for the buggy, whether you'll definitely have own kitchen etc.

yeah thats true. hope i do have a kitchen though i have been told it as to be self contained. but i think its different for b and b can only stay in them for 6 weeks. but it cause a massive problem if that happens
