Where to move in London for good schools on £600k budget

I realise that the budget is not much for London.

We have two kids and would need a three bedroom house.

What is most important is to have good state schools, followed by good transport links into the City and safe area (relatively safe - I realise with the budget it becomes more difficult)

Ideally door to door commute not to be much over an hour, so might need to be relatively near a station.

Mumsneter’s can you help me. Is this even possible if don’t want to move out into the commuter belt villages

What parts of London do you/others need to commute to? An hour commute all depends where you're going.

Do you have a preference for eg. Zone 6 is better than a commuter town like Hatfield? Commuter belt is not just villages!

Liverpool Street or Bank Station. I’m likely to change jobs in medium term but it will always be that area.

Gants Hill. Central/Lizzie Line, good transport links. It's not gentrified in any way but it's relatively safe.

£600k would get you something at the back of Valentines Park (Perth Road area - before the A12) and would put you in catchment for an outstanding secondary school.

Walthamstow/Leyton - great primary schools and easy commute to the city. That budget is on the lower end now for that area, but can still find some gems.

South Woodford. £600k is tight but not impossible (eg https://www.rightmove.co.uk/properties/141803369#/ - a bit close to the motorway but in a pleasant residential area and a decent size). Churchfields Infants and Junior for primary, Woodbridge High School for secondary. Really easy commute for Liverpool St station, just seven stops on the Central Line.

Check out this 3 bedroom house for sale on Rightmove

3 bedroom house for sale in Peel Road, South Woodford, E18 for £600,000. Marketed by Daniel Frank Estates, West Essex

@DaazyRai

Would Enfield be suitable?

Trains from there come into Liverpool Street.

Tooting for Graveney School.

Caterham is zone 6 and about 45 minutes into london Bridge, you should be able to find somewhere within budget there, or on any of the stations on that line and south of purley.

West Wickham. 30 mins to London Bridge and then walk to Liverpool Street or Bank. Excellent local schools for both primary and secondary and you should just get something for 600k but might need to do work.

Bromley or Eltham

Se London is cheaper (not on tube) but fast trains into London Bridge then walk across London Bridge, I did it for 4 years. Further out = cheaper houses but higher fares generally but you then get express trains so not necessarily slower.
I would put into rightmove beckenham and 5 miles around with your bedroom and max price then see what comes up.

Try & avoid the Central line. It's not reliable right now.

Orpington BR6. All the primary schools are really good. There are some good secondary options too (Darrick Wood plus Charles Darwin in Biggin Hill). Fast train from Orpington to London Bridge less than 20 mins.
