Choices : surrey state vs putney private?

It is a decision not really around state vs private, but investing in home vs private schooling AND surrey suburb vs going more central into London. Which would you choose?

Option 1 : stay put, walkable to outstanding primary. Mortgage will be paid off soon.

Option 2 : move to huge house, big mortgage, need to go private as outside catchment, but its a VERY good academic prep school.

Option 3 : move into putney area for its buzz and convenience, live in a small townhouse / big flat, but private school as local state arent up to it. Is this a dumb idea to move to flat / smaller house / big mortgage when we now have DC?

Agree with poster above- There are loads of very good primary schools in Putney.
I would decide Surrey v Putney end then think about schools.

Is option 2 even financially viable, may be smaller house/prep. What does "very good" mean?

You're joking..... Putney primaries are amazing. Our Lady of Victories, St Mary's, All Saints snd now Hotham has really got good. I used to live in Putney. Mine were down for Merlin as we were planning to try for the 7+ (we've left London a few year ago now) but a lot of my friends and neighbours used those primaries at least til Yr 3.

Putney primary schools are generally all fine but there is a lack of decent state secondaries in the area so it depends if you want to put yourself through 11 plus hell for the private senior schools.

A high quality walkable school with local friends is wonderful. Tutor for private school at 11 if necessary. You could save annually for private secondary fees now.

The Putney primaries mentioned above are extremely difficult to get into. The first 3 require church attendance plus living in the catchment area.

Stay where you are until year 5 and then move. You'll have a better idea of which secondary will suit then too.
