WWYD - move to school or commute

Hi everyone
Just a general question at this stage, asking for opinions.
We live in a really nice house in a nice village on the outskirts of London. Our primary school is good, but we are not in catchment of any of the good secondary schools (and there are no really good comprehensives around my area). There are several single sex grammar schools but I don't think my DD will be a good fit and I strongly prefer co-ed schools. I have started saving and by the time DD reaches secondary school age, I should have money to pay for the private school if needed. However, there are no good academic private co-ed schools near our village either. There are some good ones I like for my DD in commutable distance though.

So, when the time comes, I will have 2 options:

1 - sell the house and move to a house near a really good state school (I will have the money for the move then and will have some money left after the move to support some extra tuition and/or extra-curricular if needed and DD will walk to school at secondary, but we will need to go through the hassle of moving house and area, DD moving primary schools and leaving friends behind and me having to sell the house I love and the area I like); or

2 - hope DD will get into a good private school and then pay for the private school (no hassle in terms of moving and leaving the house and area but really stressful in terms of preparation for 11+ exams and after that DD will have to commute to school for about an hour (possibly with several changes for some schools or by school bus, meaning no clubs after school as there are no evening school bus at that school) and we will be slightly stretched for the money.

WWYD? Having written that, (1) seems a more sensible option but I just so much love my existing house and the area and already resent the idea of moving, even if it's a few years ahead...
