Advice on where to live in Belfast area

Hello Everyone, Our family is moving to Belfast and I will like your advice on where to live. My main concern is that our preferred primary schools are in the Belmont (BT4) and Ards/Newtownards (BT23) area so I would like our home to be near the schools. Please, would these be good areas to live in especially if we would stand out because of our race/ethnicity. I wouldn't want anything that would upset the kids. Also, we are considering private schools so not sure if catchment area applies to them.

What age are your dc? The primary schools in Belmont area are very over subscribed. Strandtown which is the 'senior' primary school and has 3 feeder schools has a very long waiting list as it is outstanding. There is corruption, I know people who live 20 miles away using other family members address to get a place. There is St Joseph's which is obviously a catholic school which is also quite oversubscribed.

I live in BT5 but my dc go to a school in Bt6 as I couldn't get them in anywhere local. Where in Ards are you thinking of? I personally can't stand Ards and wouldn't move there ever if I really didn't have a choice.

Regarding private schools there is Penrhyn which is the prep of Strathearn (girls) and Cabin hill which is prep of Campbell College (boys) One of the Methodist College preps (Pirrie) is in Bt6 which is co-ed.

My family are racially non white and we don't have any trouble in BT5. It is fairly middle class albeit fairly white, although St joseph's PS seems to have a rather large Indian demograph. I would stick to BT4/5/6 and I certainly wouldn't go down any further than Connswater shopping centre.

Thank you Belmontian for your time and useful comments. I was beginning to think I wasn't going to get any responses.

My dc is 5 and I think will be in P2 by September, 2017.

I will be working at Queen's University at Lisburn Road so naturally I looked around this area first. The only schools in the South with potential but limited places were Fane Street Primary, Botanic, Forge integrated and Donegall Road Primary. The only issue with these places is that decent houses are on the expensive side since they are close to the University.

I started to look at Preps because of the issue with over subscription with state schools plus I am hoping they are better at what they do, who knows? Penrhyn, the prep of Strathearn (girls) is one of the schools I am considering for one of my dc. Thank you for mentioning Methodist College preps (Pirrie) is in Bt6. I only knew about their Fullerton and Downey House. I will look into this.

You mentioned that you would avoid Ards if possible. Is this because your family is non-white? Would it be trouble to go that far because of skin colour. I am African so I am a little concerned about this. Also, I was seriously considering Regent House Prep in Newtownards. So I was thinking about houses not too far from there. Should I just forget about it?

Also, what is the best way to find accommodation? A 3-bed house with a garden would be ideal for us. I have been looking at propertynews and property pal. Are there any agencies local to the BT4-6 areas? I hope to finally settle in Belfast in August time. I will be visiting next week to look around the schools.

I will appreciate any other pointers and tips.

Oh if you are at QUB then Stranmillis PS would be my number one option. It is outstanding, they have a list but you may get bumped up a bit if you are staff at Queens. The downside of that area is that it is very expensive. South Belfast would definitely be my preferred location (lived there as a student) but most houses are HMO and they don't want families as they can charge students per room.

Forge PS is good as is Rosetta PS (one street away from Forge) Both are quite ethnically mixed so I would not anticipate any problems. Both of these are located off the Ormeau Road which over the last few years has become very ethnically mixed. There are a lot of Africans living in this area and houses are a good bit cheaper than S Belfast.

Regarding prep schools (I forgot Victoria College Prep off Lisburn road, South Belfast) don't assume they are better. I have friends whose children go to Victoria prep and Penrhyn. Victoria College is a very mixed school as it is a boarding school and on the league tables the prep is very good however, the class sizes are big (24+) and for me if I was paying £5k+ I would want a smaller class. A friend of mine sent hers there (she worked in QUB) and then moved them to Stranmillis and says that Stranmillis is a better school all round. My friend with her dd's in Penrhyn says it is very good, class sizes smaller but the fees have gone up substantially in the last few years which she isn't happy about. It is also a very white school which may or may not suit you (I personally always look for an ethnically/racially mixed school where my dc won't be othered)

Regarding Ards...what can I say? It just feels very small town and hate to say it but rather chavvy. I have had abuse quite a few times in Ards shopping centre so that has probably coloured my opinion. i grew up near Ards and people still refer to people of colour as 'darkies' Hmm If you have the money to go privately then I would 100% stay in Belfast. It has really changed in the last 5 years, there is a much wider noticeable change ethnically which is great.

Regarding rentals, it is very competitive ( we are renters) and we found that offering 3-6 months upfront puts you at the top of the list. The fact that you are an academic should help too. I don't recommend any particular estate agent but IME get all of your ducks in a row before you come to view the houses. Have your previous landlord's references and proof of salary ready to submit with your application form. All houses get advertised through propertynews/pal anyway so checking individual agencies does not offer an advantage.

Other areas you may like to consider are Four Winds (BT8) which has a very good primary called Cairnshill PS. Also Finaghy (BT10) is cheaper and Finaghy pS is also good. Both are about 10 mins drive from QUB.

Fane Street PS is actually 'good' but has a bad name I suspect because in recent years there has been a massive influx of Somali children and (white) 'locals' then moved their children out. As a result class sizes are fairly small so there is definitely no shortage of places.
I don't know where you are in England but NI is significantly behind say London or Birmingham in terms of racial integration, but it is making really good progress.

If money is no issue for you then by all means send them privately, however I don't know of any schools in Belfast that aren't at least 'good' so I really would not expect much difference between prep and state, other than perhaps nicer grounds. If you are considering Methody prep then go for Downey (which is located in Pirrie Park, BT6) rather than Fullerton as the grounds are far superior. Fullerton is a breeze block building with barely a playground whereas Downey House is set in lovely grounds.

Any other questions just ask.

Meant to add secure a place for your dc in school and then find a house as catchment areas obviously count in the over subscribed school. As your dc is only going into P2 it may be possible to get into one of the three feeder schools for Strandtown PS (BT5) They are Greenwood PS, Dundela PS and Belmont PS. They are all in BT4 or 5.
