Potential house move/school change stress. Help!

Why does this have to be so hard?!
I've been wanting to move for a while, we're in a nice house in a nice area now but there are lots if things less than perfect and I never thought this was our 'forever' home, I always thought we had one more move in us.
Anyway, we've found what we would consider our 'dream house' on a new estate and they'll part ex. Financially we could do it and I'd be over the moon to live there. Lovely area with a fantastic secondary school (my two are year 3 and 5 in primary at the minute). But because it's so fantastic it's oversubscribed :-(
If we stay put they have a good chanc of getting into a 'pretty good' high school which also has the benefit of their friends being there.
If we move we 'might' get them into a much better school and it could really pay off but if they don't get in then they'll end up in an 'ok' school with none of their friends :-(
I keep going round in circles, reading admissions info and prospectuses and wondering whether it's a risk worth taking. I can't decide :-( I really want this house, it's perfect, but will I regret it if they end up in a worse school as a result? Does that make me selfish even thinking about it? Help! Wwyd?

How near is new house? Borough or the school data should publish the distances that were good enough last year to qualify so at least you will have a rough idea of your year 5s chances.

So it's your dream house, achievable financially, in a nicer area with the chance of a better school than if you stay where you are? I'd take the gamble. I don't think it's selfish at all.

Thanks both. I looked at the admissions in the last couple of years and we would have got in living in this house but as it's a new estate there are more and more people moving into the area so competition will get more fierce.
The biggest problem is that my daughter is in year 5 in a primary school and this is a three tier system so will need to get her an in year place at one of the three middle schools (all good) that transfer to the fab high school. If I can do this then getting my son in should we easier at the normal
Transfer time. I'm just not sure how likely that is to come off. Waiting to hear on waiting lists etc. it's so complicated!
