Renting and single person help

I need some advice on a couple of things, I'm 85% sure my marriage is over, I just need to be brave and do it, I'm not expecting the conversation to go well or end amicably and will have to move out ASAP. Right now I'm just trying to get my ducks in a row. I have found a house I'm interested in renting but I've just been told by the letting agency that I need a minimum of £28k salary (including UC) to rent the house! It's 2 bed terraced! That's crazy, how are people supposed to do that? I work 25 hours a week in an school academy so my salary is never going to be that high even with UC to top me up - I not going to hold out for a council house as I have a mortgage with DH and I can technically stay with my parents, although they have a small house and couldn't fit myself and my 2 children in for long. I highly doubt DH would move out and leave us in our current home and I couldn't afford the mortgage/bills alone anyway.

I'm really not sure where to go from here? The 15% of me that doesn't want to leave the marriage is now suggesting more thing to improve the relationship but I'm really not sure it'll help - that I'm just delaying the split and wasting more time.

Welcome to my world stuck togheter for 5 years as I'm above of minimum of wage by £100. I can't afford to rent as single person. I'm not entitled to council housing. I work full time. If I put all finances tighter I won't have for food if I rent out studio flat.

Try to find positive people around you my work is good colleagues OK I work for NHS I do something good for people.
I do lots of hiking I meet nice people and I have good social life.
Downside is family life if I can walk away and have money to rent out I will be gone in a seconds. I play lottery and dreaming about freedom.

Yes you need a salary of something like 30 times the monthly rent to pass the credit checks. It’s very hard for single people on low incomes.

Is there a cheaper rental available? Can you up your hours temporarily? I think once you pass the initial checks you can drop them again as long as you pay the rent on time

Work full time ?
uc top up ?
cms and get that taken into account ?

The house I've seen is one of the cheapest I've found - unfortunately I can't get more hours at work

I can't work more hours at current job, but I might be able to get a second job, I doubt I could get the childcare to work full time etc

Even with UC top-up I wouldn't be able to hit the £28k salary mark required, do you know if this is the case for each house or would it vary for each letting agency?

Not helpful but this is yet another example of how our society is still misogynistic and disadvantages women with children. Basically you are trapped in your marriage if you have children and don’t work earning a good or very good salary. It’s almost impossible to achieve imo if you take any time off for children / childcare at all.

The government do very little to help mothers and less still for single mothers. Then once you get over this hurdle there is the shitshow that is CMS again pretty much forcing mothers into poverty…
Im sorry this is the situation. I’ll be so happy when the CMS is overhauled and when there is some political recognition of these realities faced by such a huge number of mothers!

how old are the dc? If older primary I would suggest looking for full time work before you leave, will be a lot easier if you have more income and don’t need to rely on uc

ParmaVioletTea · 28/05/2026 15:40

Single people pay the single tax in everything. You'll be told you need to lower your ambitions for housing.

Have you got anyone willing to be guarantor for you?

failing that you’ll need to tell your husband and maybe claim maintenance whilst you look to increase to a full time wage. I know it’s hard.
