How do I find out if he’s removed me as a joint tenant?

We purchased our house and this was signed as joint tenants, despite him putting in the higher equity. No deed of trust, nothing requested by him at the time.

I have downloaded the title register and I believe the wording shows we are actually tenants in common, which is wrong.

Govt website states that a change can be made from joint tenants to tenants in common by just one if the parties - surely this can’t be right??? And, if it was, how would I know this? There’s no record on the title register of any changes.

Am I being daft or could he have done this somehow behind my back? (In which case surely I could have done vice versa?)

It can be done by one party but I believe they have to serve notice on the other.

Sign up for the land registry alert service at https://www.gov.uk/guidance/property-alert and any future changes will show up. And if you pay for a copy of your land record it will show if anything has been submitted to change the title or add a charge (like a mortgage) and the date the application was processed.

when you say the ‘land record’ which will show changes - because that’s what I need - do you mean the Title Register? Because I have this and the only dates on it are the date we purchased the property and then a couple of months later when it was registered.

I definitely haven't received notice of a change - I’m guessing this would be a letter? (Could have been intercepted by partner?).
Does the other party need to acknowledge/ consent to the change? If not, isn’t it a bit mad (to put it lightly) that one person can just remove the legal ownership of another?? (I’m probably misunderstanding but is that scenario possible?)

he was daft not ringfencimg his deposit because he should have

if he has changed to tenants in common it will be still be 50:50 in the absence of a deed agreeing To unequal shares

Yes I meant the title register. If the title isn't showing the change then he may have still submitted the forms, my recent application took about ten weeks to be processed.

By the way, the ten weeks was where all owners had agreed and signed the form. I imagine it would take longer if one owner hadn't signed.

If you haven't received a notice of severance then it would seem the application hasn't been made.

Could you speak to your solicitor or see the actual paperwork? I take it he could have forged your signature or the wrong paperwork was signed in the first place?

When I applied to change ownership of our house to tenants in common from joint tenants after our separation, exh wasn’t notified and I didn’t inform him

@RentalWoesNotFun I’m going to check the original paperwork. And can contact the solicitors that did the conveyancing if needs be.
