I work 35 hours a week and earn £23,139 annually. This is £1600 roughly a month. I'm trying to divorce my reluctant husband. I'm trying to get 60% of the house but he's saying no... 55%. How on earth can I get a mortgage on my low salary by myself?

It might not be possible to buy
you may need to rent

but that will depend on so many factors which you haven’t mentioned here

do you have children?
Will you get cms ? ( some lenders take this into account)

without the other bits no one will be able to say

Will the 5% you're fighting for make the difference between getting the mortgage and not? Are there kids involved? If not, could you take on more hours to save a bit before the divorce?

Try nationwide or a mortgage advisor.

I managed it and was on a lot less than you. Small wage, UC and child maintenance all added up to make it possible.

If you have kids it will be easier as you will get child maintenance.

If you don't then keep looking. Someone will give you a mortgage.

I earn a similar level and am renting…not ideal but better than staying married! Hoping to buy at some point, probably on a shared ownership property.

Are there any other assets like savings?

Walesmam23 · 11/03/2025 19:23

I’ve had to rent. I earn less than you and get UC and have just had to accept that I can’t buy, but I’d rather rent than be married!

You may not be able to. You might need to rent. It's impossible to say as you haven't really given enough detail here.

What equity is in the house?
Do you have children?
Where are you in the country?
