House valuation for settlement

This has cropped up before, but the shoe is on the other foot for me. I have moved out and STBX is intending on buying me out. The family home is in a very buoyant area for house sales, houses move fast and usually go for over the asking price.

How can I ensure a fair valuation? How do I account for the fact that I alone bear the cost of the onward move - stamp duty etc? Thanks

Get two independent appraisals and take the average. You can ask for a fixed amount of money towards your moving costs, but that would have to be negotiated.

I was told to get three valuations. I wanted the property a ex stated at least one of the estate agents to do it...the one we had bought it through. He had been a real evil so and so. I got 6 quotes in total and chose the other two in my favour.

When my now DH had to take his EW to court to enforce the sale of the FMH (EW had agreed to the sale of the FMH as part of the signed consent order then 5 years later changed her mind and refused to sell).

The judge ordered the EW (who was still living in the house) should choose 3 estate agents. They carry out valuations. Then they agree a sale price between them. Each step was given a time frame of 1 week. If they couldn’t agree my OH could take it for the judge to decide.

Thanks. Friends have advised me that estate agents often value low when giving valuations for divorce, which is a worry. This could be hearsay though!

Don’t tell them it’s for a divorce if you’re worried about a low valuation.

I haven’t been through this but I’d suggest you each get valuations done, the one that suits eat of your purposes goes forward to the final round and you split the value down the middle.
