Any mortgage advisors around?

I’ll try and keep this as short as possible:

Background: 2 children, both me and husband work full time.

Last year, husband and I separated. He bought me out of the family home (house 1) and I bought a smaller house nearby (house 2).

The separation didn’t work out and I ended up moving back to house 1. House 2 is now rented out to tenants (no issues there). House 1 mortgage is in his name, House 2 mortgage is in my name.

The reconciliation isn’t going very well. If we separate/divorce, I would want to stay in House 1, as the stress of moving last time was unbearable.

Can anyone please advise how this would work financially if he was to move out? If it wasn’t for what happened last year with house 2 I would buy him out, but that money is now tied up. I’d be happy to sell house 2 but the tenants have signed until Feb 2025.

Any advice would be appreciated. Thanks in advance.

Is house 2 on a buy to let mortgage?

It sounds more like a question for a divorce lawyer to be honest. I mean if house 1 is in his name and he wants to stay there from a property ownership pov you'll need to leave. But from a legal point of view I don't know.

Are you asking if you can raise another mortgage to buy house one outright?

House 2 was on a normal residential mortgage, but the lender has granted Consent To Let

@StedeBonnet I guess I am wondering if I can raise enough to buy him out. It’s a right mess. Professional advice is probably a good idea - I’ll arrange something once the bank holidays are over.
