Can I reserve a house (new build)?

Hi,
My pension CETV came through yesterday so it won’t be long until the financial settlement is through and the divorce can be finalised. I have seen a site in the edge of town where new houses are to be built. It is an ideal location and I should be able to afford one (possibly outright). My stbx inherited another property after our separation date which his solicitor has ring-fenced (meaning I can’t claim on it). So, does this mean I can reserve a house (building to be completed in 3 months) and I can ring- fence it so he doesn’t have a claim on it?
I’m in the family home and have been since we split but it’ll have to be sold once the financial settlement is agreed. It’ll probably be after Christmas now.

I've reserved a new build recently. I had to have a mortgage approved in principle and also to have accepted an offer on the house we are selling. Your situation is a bit different but basically the house company just needs some sort of proof you have the means to buy the house. Definitely worth making an appointment and asking them what's needed. Oh and I had to pay a reservation fee, about £500.

I thought of something else - maybe do your first enquiry on a development you don't actually want to move to so if you tell them something that rules you out of being accepted, you can 'rephrase' it when you enquire about the place you truly want. I have found in this process there is so much to learn, at least you would get a practice this way.
