How recent a valuation for house?

Just starting the legal process - the house was last valued in July of last year & we live in an area where prices are increasing/expensive.

Ex wants to buy me out but I want to sell as we live in Scotland and houses go at least 10% over the home report value, if not 20% or more. That's a whole different story though.

Should I get a more up to date valuation?

You’ll need a home report with a refreshed valuation if you’re intending to sell. How much is 10% of the value? What’s the local market like, are properties actually selling and actually selling for above home report value? By the time you’ve factored in the costs of selling (home report, agents fees, conveyancing fees, any remedial work needed to get up to scratch to sell) there might be very little benefit to taking the longer and slower route of selling rather than letting your ex buy you out.

Thanks for your response - 10% of valuation is 36K & 20% would be 72K so it's a big difference. Divided between us that would be 18-36K extra for me.

Selling costs would be in the range of 4-5K (split between us) plus home report around 1K, so it would still stack up economically for me.

I'm in Edinburgh & there is huge demand for 4-bed houses in school catchments - there would be a lot of interest & a closing date without doubt.

There is no remedial work needing done, just a tidy up - the house is in very good condition.

I'm speaking to the solicitor tomorrow to see if I can force the sale as it would be before me hugely.

I have 2 kids & am struggling to buy with the limited funds from any buy-out. It would make a huge difference to me.

Does it cost to get it valued? If not definitely get a more recent one.
We're in England so different I know but we put ours on market. We're basing value on best offer we got.
We did genuinely intend to sell but then changed our minds so didn't accept any offers.

It would cost around £600 for a "proper" valuation, but £300 for an updated valuation from last year - which ex-p instructed (so I don't have the right to access).

I'll phone round for a few free valuations first as they matched the surveyor one.

Then I'll decide if I'm going to force the sale or negotiate.
