Two years separation -+ transfer of deeds

What do you need to do to prove two years separation? DH and I in same house but have agreed to separate.

Also does he have to move out before he can come off the deeds and I can transfer the mortgage?

I don't know about him actually needing to move out but just to make you aware that you won't be able just to transfer the mortgage. In order to get his name off the mortgage you will need to make an application for a complete new mortgage in your own right.
I only know this because I am going through the process of separation and the building society I have been with for years won't grant me a mortgage as my circumstances have changed, despite the fact that I am well able to afford the monthly payments on my own.

Proving that you've separated whilst leaving under the same roof is not straight-forward. I believe you have to demonstrate that you are living entirely independently. Separate food bills, separate utility bills paid etc etc, all of which has to be backed up by bank statements.

Your mortgage company will make you apply for a transfer of equity. They'll need to see you can afford it and he will need to agree to sign to say he agrees to be taken off the mortgage and deed - currently in the middle of this myself

I didn't need to prove anything to any one, we agreed the separation date and that was it.
